The owners of Sandy Shores had you in mind when creating this residential retreat where memories are made, shared, and returned to as traditions. 4,600 Square Feet Bedroom #1 Primary Suite - King and Queen Sofa Sleeper - Level 2 Bedroom #2 King Suite - Level 1, Entry Level Bedroom #3 Full Bed - Level 1, Entry Level Bedroom #4 Queen - Level 2 Bedroom #5 Twin / Full Bunk Bed and Trundle Bed, Level 2 Bedroom #6 King Suite - Level 2 No Garage Access for Parking, However Access to Garage for Additional Refrigerator, Freezer and Storage. Maximum Number of Vehicles Allowed: 4 Parking on the street is strictly prohibited by Washoe County STR permit regulations. All vehicles must be parked in the driveway at all times. One buoy is available for guest use upon advanced request with a signed buoy addendum. A dinghy is provided for guest use to access the buoy. No pier. Be advised, this home does NOT have access to the launch at Ski Beach in Incline Village. The nearest launch is Sand Harbor State Park. Access is determined by water levels. Please independently check to ensure the launch will be open for your dates! Sandy Shores is on Right/West Side) Living Room: TV, Wood-Burning Fireplace, Sitting Room with Shuffleboard Table, Lake Views Dining Table Seats 8, Breakfast Nook Table Seats 4 with Lake Views Spacious Kitchen with Granite Countertops, Double Oven, Two Dishwashers, Large Refrigerator and Stainless Steel Appliances with Lake Views Bedrooms Have Portable Air Conditioning Units Assembled in the Partially Open Windows Only No Pets Allowed County Rules Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement. Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement. Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway. Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors. Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors. Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio. Winter Driving Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment. Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife. Office Holiday Hours The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. We enjoyed the views from each room. It’s hard to explain the beauty of the Lake view. Wood fireplace for Winter stay was excellent. Access to restaurants, and the local RecCenter was all so easy. Long drive way with Secure gate is very private and comforting. Beach front yard area is nice for families. Home in great shape and the bedding was top notch.

I’ve spent most of my life vacationing in Tahoe and never have I had to pleasure of staying in a home in such an amazing location. It doesn’t get much better than a lakefront home with your own private beach on Tahoe. Amazing property and a fantastic experience with the property management team. We hope to visit again.

This home is very large with large common areas. Perfect for a large group like ours, but also great for a small group. The lakefront views are insane, but the location near the Hyatt and other amenities really sets it apart. It's an easy walk or drive to anything Incline has to offer and would be great any time of year.

The property was fantastic, it gave me and my group and nice comfortable place to conduct our work meetings along with a picturesque view of Lake Tahoe.
