motel was very comfortable, check in was smooth, located just off the Royal Mile so walking around the center city was not a problem. One concern is limited signage, the door is around the corner from Princess Street--we walked right by it at first. on site bar had a limited range of scotch and beer compared to some local bars but you can't have everything Not an inexpensive choice but certainly comfortable .

Incredibly nice staff. Hotel room carpet was dingy but the hotel in general was fine. They seem to be set on rules, I asked about checkout time and they charge $10 for 1 hour late and $20 for 2 hours late. Most hotels offer late check out if possible as a courtesy. Great location.

Great location and beautiful lobby/bar. Very important for me that you could open the window in the room for fresh air. Room was minimalist with very comfortable bed, tv, a small table and comfy chair, plus free tea/coffee. Modern and clean bathroom. Would definitely return.

From check in to check out the staff were great, a long stemmed rose and a box of chocolates for Valentines. Arrived early but room was ready. Great value for money. Would I recommend, definitely.

Clean and quiet even though it's in the middle of the city.

A well located modern hotel across the road from the main train station. We asked for a view and our room was overlooking the main street, which was really nice. Comfy bed, super clean and zero noise from outside due to secondary double glazing. The hotel use papercups in rooms for tea and coffee, which does not feel eco friendly as they are disposed after each use. Staff are very friendly and the bar area is modern and well used. We enjoyed our stay and would recommend.

A great stay for my birthday weekend away! We arrived a few hours before check-in so asked to store our luggage until then but there was a room ready so we were able to check in early! We were also upgraded to a city view room - a lovely view to wake up to every morning. The reception staff were really friendly and helpful. The hotel is in the perfect spot, right across the road from the train station, easy access to all the sights and plenty of places to eat. The hotel was cosy and warm and had a lovely atmosphere. Our room was great, the bed was super comfortable and the shower was a good size. We had a lovely and cosy stay at this hotel and will definitely be staying again. Thank you so much for a cosy and comfortable stay :)

Plus points:Great location, clean hotel and friendly staff. Negatives: standard rooms are quite small, no view, carpet needs replacing.

Basic but stylish, very clean and well maintained room with very comfortable bed and great nights sleep. Standard room small but sufficient, very quiet and managed to sleep undisturbed until 9.30am. Lovely bar area. Excellent location right across from Princes St entrance to Waverley Station, tram from airport stops nearby on Princes St and right next to fab St James shopping centre. Excellent value at just over £100 for B&B for 2 people!

Lovely hotel in a perfect place! Despite being on the busiest road in the city, it was very quiet and peaceful at night. We arrived in Edinburgh very early in the morning and they allowed us to check in early which was a godsend. Hotel is very clean, modern and staff are friendly and wonderful

Brilliant location, very comfy bed, great value for money. Don't be expecting anything particularly inspiring, but the location really does take some beating if you're wanting somewhere central in Edinburgh.

When we arrived they stated we had booked a room with a view, which was incorrect, but we ate the charge because it was the only room available. DO NOT GET ROOM WITH A VIEW, the view is minimum, but what you do get is all the noise from Princes Road.

Clean and tidy, superb location and staff were helpful and efficient. Nice atmospheric bar and funky, modern look. Basic hotel but for a day or two trip it’s ideal and cost effective.

Staff friendly. Room felt a bit older than other Motel One's ive stayed in and more basic. but most. annoying was a separated column / corner area of the room that I think was a main artery for the air conditioning and every 30 seconds all through the night sounded like water going down like a flush of toilet.. kept me awake before finally going to sleep, and then woke me up at 4am. not what I wanted especially at the expense which was not small. I would not stay at again at this particular one.
