We stayed at Ellwyn House for 4 nights and had a very pleasant experience overall.
Our room was perfectly sized and comfortable for two people — ensuite bathroom, TV, reliable heating, and a kettle. We really appreciated the thoughtful daily touches: two bottles of mineral water, coffee, and milk provided. The shower is a little compact but perfectly functional with plenty of hot water — no issues at all! WiFi connection was strong throughout. Just to note: Bed linens are changed only when you place the “service my room” sign on your door — a simple system, though I did occasionally forget to put it out! It’s worth remembering if you’d like fresh sheets.
Breakfast was a nice buffet selection at £15, with a lovely view over the pretty little garden — such a peaceful way to start the day.
Location: Just a short 12‑minute bus ride into Edinburgh city centre — and the bus stop is very close by, so getting around is quick and easy.
A special mention to Anthony, the owner and manager — he was incredibly kind, helpful, and full of wonderful local tips throughout our stay. His warm hospitality truly made our visit feel special.

The property is located in charming Victorian house, dated 1905-1910. It is near Portobello beach. Our room was clean and spacious. The breakfasts were good.

Located near good transport links back into the City. Also, 15 min walk to the beach.
Our room was clean, nicely decorated and spacious.
Breakfast was good, choice of continental options and hot food.
The breakfast conservatory is bright and welcoming.
There were plenty of tea bags, milk pods and coffee sachets.
The Shower was a very small enclosure, not much room to move.
My p.m shower was basically cold, did not get decent hot water to shower with.
Bathroom could do with a refresh of paintwork.
King size bed for that size room would be ideal.
Room wasn’t very dark in the morning as the blinds let in light around the edges. There is a curtain track up, curtains as well would be better.
Restaurant not open and bar was closed - though the staff member did open it briefly for us to take a drink each to our room.
