Beautifully clean and tidy room right in the middle of a main shopping street (which was a little noisy on a warm Friday night when you want the windows open… but not too bad really).
You need your wits about you if you arrive after dark. Had to use a torch as I couldn’t find a light switch at the main door and you need to input two codes to get the keys. But I got there in the end.

The location was central - 6 minutes from Pisa centrale, and 20minute walk from Pisa tower. The room was clean, and tidy, modern. Mini fridge worked properly. Good AC in the room.
The owner could improve the communication skills. The night before check in, I was asked for our passport details but it wasn't specified of what information they need. I replied asking but did not receive an answer until the day after at 6am.
The owner messaged me on WhatsApp so I can send my passport picture to him. I have sent it at 8:30am - the day I was meant to check in.
He has messaged me around 12 to say that he will provide me with check in information around 1pm to start check in at 2pm.
At 14:20 I still haven't heard from the owner about the check in instructions, and had to message/email him to chase this. He said that there was a cleaning delay - which i wasn't informed prior.

location was good for early morning access to the station.
we asked for extra pillows which were provided.
the room was trying to be too modern but lacked some basic touches. there was a kettle and some cups but no tea, coffee, milk. no bottle of water in fridge. one toilet seat hinge was broken.
