Great location. The room is nice and spacious. It's been cleaned daily (the cleaning woman was nice an helpful . Nice bathroom. The floor is nicely decorated.
It's not an hotel. It's 6 rooms in an office building. Which means There is no hotel stuff. No reception. Etc.
The woman who answered my call when I arrived was rude and unpleasant.
The water stream in the shower was very weak.
The window couldn't be closed properly. The water heater made disturbing all of the time.

The location was excellent, just a 5-minute walk from the Colosseum. The room was clean and cosy, with a lovely little balcony. Stefano was very kind and helpful, always ready to answer our questions. We also appreciated the breakfast arrangements and the lounge area where we could make coffee and enjoy complimentary cookies.
The mattress was a little too firm for me, and the pillows were quite small. However, this is a matter of personal preference.

The location of the property in Monti was fantastic! Would go back for that. The room was also spacious compared to most other in Rome.
The cleanliness. There was dust on all surfaces you can think of, under the bed has never been cleaned for age, the bathroom had hair (please note my hair texture was different). I doubt the bathroom floor was ever cleaned. The walls had dirt marks and bugs that had been slap killed on the walls. The property were very responsive but their cleaning company was the absolute worst. Despite our complaints, they never improved. Our sheets were not changed daily. The hygiene standards are below par especially coming from a country that is top globally on hospitality. I was so surprised. Also one leg on the bed was broken so I was always anxious.
