Important note: While there is direct river access and a boat ramp, this area is not designed as a swimming beach. River conditions change seasonally, so please use caution and enjoy the water responsibly.

There are three homes located on this gated riverfront property.

An identical 2 bedroom guest house next door that is also available for rent
Each home is private with its own entrance, kitchen, bathroom, and living space.
The river access and boat ramp are shared among the homes.
Christie (that’s me) is your main contact during your stay. While there is a long term tenant living in the riverfront home, they respect guest privacy and keep to themselves.
Traveling With Friends
The identical home next door can also be booked when available, allowing groups to stay close together while still maintaining private spaces.
Booking both homes allows up to 8 guests across the two houses.
This makes Hughes Landing ideal for small group trips while still keeping the peaceful river atmosphere.
Future Improvements
We are currently in the early stages of building an additional structure on another section of the property. Depending on timing, construction activity may occasionally be visible.
There are no late night disturbances, and we will always communicate if any active work could impact your stay.
Fishing on the Sacramento River
Hughes Landing is an excellent basecamp for fishing.
Guests have shared access to a private boat ramp, allowing you to launch directly into the Sacramento River and return to your home after a day on the water.
If you`re looking for a guided fishing experience, two excellent local guides include:

Matt Atkins – Matt Atkins Bass Fishing
Both know this stretch of river extremely well.
Guests have full access to the entire private 2-bedroom home, including the kitchen, living space, bathroom, and parking areas.
The property sits on a gated, fenced parcel along the Sacramento River with shared access to the riverbank and private boat ramp located just a short walk from the homes. Guests can walk directly down to the river from the houses. The path passes near another home on the property but does not go through anyone’s yard.
The boat ramp is available for guests staying on the property and others connected to the property.
Guests may fish from the riverbank at their own risk and should bring their own fishing gear and supplies.
The property itself is arranged like a small private lane with three separate homes and individual driveways, giving each home its own space while still sharing the river access.
Please note that a long-term tenant occupies the main house on the property, and certain areas of the property (such as portions of the yard and equipment storage areas) are not guest areas.
There is also a dirt bike track on the property that is not intended for guest use.
Parking is plentiful, and the property is fully gated and fenced for privacy.
Guests will interact directly with me as the host for all communication, questions, and support during their stay.
A long-term tenant lives in the riverfront home on the property but is not involved in hosting and generally keeps to themselves.
I live about 10 minutes away and am always available if something is needed. I typically respond very quickly, usually immediately and always within a few hours.
Check-in is self check-in using a keypad, so guests can arrive anytime after check-in without needing to meet anyone in person.
My goal is to give guests privacy while still being available if anything comes up.
South Redding – Sacramento River (Riverside Drive Area)
Located in Southern Redding right along the Sacramento River, this area is known for:
• Easy river access
• Fishing guides and boat traffic
• Quiet residential pockets
• Quick freeway access
• 10–12 minutes to downtown Redding
• Close to Anderson River Park
You’re close enough to town for restaurants, groceries, and coffee — but far enough away to enjoy peace and river sounds at night.
It’s a mix of river properties, small residential homes, and open land. Not a dense neighborhood. Not a busy commercial zone.
You may hear occasional freeway noise depending on wind direction, but most guests describe it as peaceful and private.
This property is part of a shared gated riverfront parcel with three homes.
Two of the homes are short-term rentals and one home is occupied by a long-term tenant.
Each guest home is completely private, but the river access and boat ramp are shared areas.
Guests can walk directly to the river from the homes. The path passes near the occupied house but does not go through anyone’s yard.
The property provides access to the Sacramento River and a private boat ramp for launching boats. Guests may fish from the riverbank at their own risk and should bring their own fishing equipment.
Please note that swimming in the river is not recommended, as river conditions can change throughout the year.
Additional notes:
• Quiet hours are 10 PM – 8 AM
• The property is fully gated and fenced
• A dirt bike track and equipment storage areas are located on parts of the property and are not guest areas
• Construction for a future event space may occur intermittently during daytime hours on another section of the property
The two rental homes have identical floor plans but may have slightly different décor.
HOUSE RULES —
GUESTS
Your reservation total is the maximum for the stay, day and night. Additional guests or daytime visitors need our written approval in advance. Anyone on the property who isn`t on the reservation may end the stay without a refund.
NO PARTIES OR EVENTS
Strictly prohibited. Violations carry a $500 charge plus damages and any additional cleaning, and possible immediate removal without a refund.
QUIET HOURS — 10 PM TO 8 AM
All outdoor activity moves inside by 10 PM. Outdoor string lights off at the same time.
PARKING AND NEIGHBORS
Park only where your check-in details instruct. Never block a neighbor`s driveway, mailbox, or access, and never park on a neighbor`s property. Where street parking is prohibited, it`s prohibited. No loud music, shouting, or disruptive behavior, inside or out.
PET-FREE HOME
This home doesn`t allow pets, and we keep it that way for guests with allergies who count on it. Evidence of an animal: $200 minimum.
SERVICE ANIMALS
Welcome at every home, no fee and no approval needed. Every rule above applies equally. Emotional support animals are not service animals and fall under the standard pet policy.
SMOKING AND VAPING
Prohibited inside, always, in every form. Outside, stay 25 feet from any door and from neighboring properties. Evidence of outdoor smoking: $75. Smoking inside is not a fine — it`s actual remediation cost plus revenue lost from blocked nights, and runs $250 to $2,000 and up.
CAMERAS AND MONITORING
Many homes have exterior cameras. There are never cameras inside. Some homes have noise monitoring that measures decibel levels only — no audio is recorded. Tampering with any device: $100 minimum and possible removal.
IF SOMETHING BREAKS
Every reservation includes a $25 waiver covering $500 in accidental damage. It has one condition: damage must be reported through this platform`s message thread when it happens. Damage found after checkout that was never reported falls outside the waiver.
FURNITURE
Please leave it where you found it. Moved furniture carries a $100 minimum repositioning charge.
SAFETY
Children supervised at all times. Fire pits, BBQs, pools, hot tubs, and yard games are used at your own risk. Fire bans and wildlife advisories change quickly — please check current conditions during your stay.
