A delightful penthouse in the heart of Rome, 200 mt from piazza Navona, Castel Sant'Angelo and Campo de' Fiori, within walking distance of Fontana di Trevi, San Pietro, Vatican Museum, Ara Pacis, piazza di Spagna, Fori Imperiali, Colosseo , Teatro Marcello. The apartment on the third floor (no elevator) of a building of the eighteenth century, has all the coffered ceilings with ancient beams or wooden beams, the house has three rooms, two bedrooms and a living room with fireplace and sofa bed, plus kitchen, bathroom, reading room on the mezzanine floor and a magnificent terrace, where you have breakfast or dinner, on the roofs and domes of ancient Rome. Linen, a fully equipped kitchen, washing machine, TV, stereo, air conditioning wifi internet, complete with every comfort your roman holiday. (Turistic Roman Tax 2 euros each day each adult)

This is such a lovely place to stay, comfortable and pleasant, and perfectly located.

We booked this rental 9 months in advance because of the location and that it was, a great location right amongst lots of restaurants and shops, and within walking distance to many wonderful touring locations. However this was not the best place to stay. We had many issues that were really hazards:
5 flights of very old stairs in a dark hallway.
A low 5'10" walkway, not just an arch, to get to the toilet; a hazard for banging your head on the ceiling.
Loose floor tiles that pop out when walking across them and sharp edged, creating a hazard for toe cutting and stubbing in the resulting floor holes.
The air conditioner drains right across the rooftop patio and causes a slippery surface.
Other issues we encountered:
It felt like we were a bother to the property manager who checked us in. He was in a rush and only spent a few minutes with us. We received very little instructions for the place.
No welcome book with helpful instructions, like for oven, washing machine, garbage, and stairway lights, which were definitely needed.
The bed is very firm.
Low water pressure in bathroom.
Several minutes for hot water in shower.
There is no garbage on the property and you are required to walk it to a station 5 minutes away.
Difficult to find what we needed on our own.
The good news is that the owner, Monica, was very responsive via texting. I did messenger a number of suggestions so hopefully they get implemented.

Had just enough of everything for our family of 5. Really appreciated the two AC units when it was 40C out. Fantastic location but on a quiet side street so you could sleep well but also be around all the action. There are a lot of stairs, but if you are able, the stairs are worth it especially for the roof top terrace in the unit.

We had a wonderful stay in Roma. A spacious apartment with great roof top views for your morning espresso. We were able to walk to most tourist spots, and it is very close to taxi for longer journeys. We loved the neighborhood too. After a busy day in Rome, the neighborhood cafe's feel so cozy. Close to a market too.

This place was amazing and was so close to many good restaurants and was very central for a lot of the sites to see when in Rome. The stairs are difficult, especially with large suitcases but in the end it worked out great for us!

My family (me + wife and two teenagers) stayed here for 3 nights and enjoyed our stay.
Good:
-GREAT location-tons if restaurants, bars and Rome attractions. You’re in the heart of Rome!
-We each had basically our own private rooms to sleep
-the rooftop terrace is nice
Bad:
-If you are a light sleeper I would not stay here. Being in such a great location means you have noise to deal with in the late hours. Didn’t bother my family or I but wanted to let you know.
-There are a lot of stairs to get to the place. Again, not a big deal for us but you should know it before booking.
Monica is a great host who really cares for her guests and she was flexible on check-in time allowing us to drop our bags off early. I would definitely stay here again!

Definitely worth a look!
The property is as advertised - great pictures & description! The location is even better...in the heart of Rome, short walks to so much (markets, prime independent shopping street, so many historical sites) -- 15min walk to just about everything (a little longer to the Colosseum, but there are busses/taxi stand/ride share pickup within a block or 2 if walking isn't your thing. There was good internet service for planning your next day(s) or posting all the pics from a full day of adventure -- definitely wouldn't hesitate staying here again!!

Everything was wonderful. Only complaint was the 3rd bed in the living space. We played rock/paper/scissors to see who had to sleep on it as it felt like you were sleeping on rocks . Stairs were a workout but we enjoyed the exercise. Great way to work off the excessive food & booze throughout the day!! All and all, loved our stay

We liked the flat very much, and the terrace, and the convenience to so many sites and museums and restaurants and cafes. However the stairs up to the flat were not good for us elderly folk.

This property met our expectations for a small apartment in the heart of Rome at a fair price. There are always improvements we could focus on but the positives far outweigh the negatives. The location...literally 3 min walk to Piazza Navona. This location is so great for all the big sites in Rome. The farthest we walked was the Colosseum which was about 30 minutes (with a 4 year old even!). There are an abundance of restaurants, shops, and one of the best gelato places we found in Rome (and we tried a few), just steps away. It took about an hour to get from the airport to the place, but there is a bus from Termini that is very close by, and we even found a different bus/train combo to go back to the airport that avoided Termini. The 4 flights of stairs were not a problem for us, even after a full day of walking, but we're all in good shape, including our 4-year old. Monica was very good at communicating in advance of the trip and her sister (Ambra) was lovely to meet upon our arrival. I have very few complaints and none that are probably new to the owner...the bidet's out-gas smell is awful. We have this at our place in The Netherlands as well but we're able to tame it with running soapy water down the drain every 2 weeks; this didn't seem to really help here, but we did run water every day and it made a small dent in the smell. Frankly, the bidet is just in the way. The furniture is a little uncomfortable. My husband is tall and struggled with the bed. The futon couch in the living room is a bit uncomfortable to sit in for any length of time, and all of the chairs feel rickety. We found one chair was a bit broken upon arrival so we moved it out of the way and were careful with the others the rest of the time. We didn't use the terrace as much as we wanted but we did use it a couple of times and it was nice. The secret washing machine was funny to us, but we didn't end up using it. The kitchen could use just a few more cooking utensils (spatula!) and maybe just one sharp knife that isn't a foot long! All in all, as I said at the start, the place was exactly as we expected which made our trip to Rome just perfect!

The positives: 1) you can’t beat the central location of this apartment with GREAT restaurants and shopping nearby, not far from Piazza Navona, Vatican and within a 30 minute walk to other sites like Pantheon, Trevi, Spanish Steps and Coliseum. 2) There is a little terrace which is nice for enjoying a glass of wine or cup of coffee, the view is mainly of other terraces/buildings.
The negatives: 1) One out of the two A/C’s was not working because it was leaking, not disclosed until check in, and the one that was working did not blow very well. 2) There was a sewage smell that intermittently came from the bidet unless my husband flushed a bunch of water down it. 3) There is some mold on the shower walls. 4) The beds and pillows were hard and uncomfortable (but if you sightsee as we did, you are so exhausted by the end of the day you really don’t care). 5) The lighting is not very good at night when it’s dark outside as several lights didn’t work. 6) The windows do not keep out much sound, you can hear everything going on down in the alleys below, earplugs are necessary to sleep. 7) If you don’t like stairs, this is NOT the place for you, it is a 4 floor walk up (something that didn’t bother us). 8) The washing machine is outside in a little cubby on the terrace.
Again, I think the area is great but we would not stay here again without several improvements.

Perfect spot! Super central
We had a great time at this property! Unfortunately, the bathroom flooded during a storm our first night there, but the property manager was on top of finding a plumber the next morning and discounted our stay for the troubles. Overall, the location was incredible, the apartment itself was adorable, and the rooftop terrace was AMAZING.

I did not get to stay at this property and had to cancel my reservation, but Monica was so wonderful in getting my money back to me! If I get to go to Rome someday,I will stay here!

We loved our 5 days in Rome! This apartment helped to make our first visit to Rome perfect. The location is superb! You can walk to everything. We only took a taxi twice (one on arrival from the airport and one to get to the train station when we were leaving Rome). Rome is such a walkable city and this great, little apartment puts you right in the center of all the must-see’s of Rome. There are a lot of steps to get to this 4th story apartment, but they are totally worth it because we had our own private, roof-top balcony that we loved. We also felt that the steps were helping us work off all the delicious gelato we were enjoying in Rome. The landlady and her sister are wonderful and very quick to respond to any needs or questions we had. I am especially grateful to them for arranging our taxi to and from the apartment on our arrival and departure. That made it so easy! The apartment had the feeling that you were borrowing a friends house and had many small touches of a “home”. I would highly recommend this apartment and would look into booking it again if we are ever in Rome.

Great location in Rome
The apartment was in a perfect location for seeing the sites of Rome. Everything was within a 30 minute walk. The apartment was clean and spacious. The host met us at the apartment to let us in and show us around the apartment. It was hot when we were there so we didn't use the balcony that much but the air conditioning was great. It was perfect for me and my wife and it would be big enough for a family with small children. I think 5 adults would feel a little tight. Be aware that there is no lift in the apartment and it is up 4 flights of stairs. I can highly recommend this property,

Roman Charm in Old Rome
My family 5 loved Rome. The apartment made it a perfect experience. The terrace was our favorite place and no day was complete without a glass of wine and a tiramisu from our favorite place down the street.
I highly recommend this apartment, not only for its charm, but it's location. It easily fits a family of five and has all the convenience you might need for the duration of your stay.
Be aware you will have to climb stairs. :-)

Awesome location and ideal for our family of four!
We had a great experience and loved this apartment. Monica and her sister were extremely accommodating and helpful, and the apartment suited our needs perfectly. The rooftop patio was our favorite place to hang out. We were able to walk to all the places we wanted to see. There's a great restaurant on the same street. If you're used to city living and don't mind some street noise, we would highly recommend this unit. Thanks!

Excellent
Loved this place!!! The location is fabulous!!!! Everything within walking distance. Right in the heart of old Rome. Monica was an absolute delight to work with. She even arranged transportation to and from airport for us. If you are looking for a true Roman experience this is the place. I would definitely come back and recommend all to this little gem.

Best location in Rome
The condo worked out wonderfully for our five night stay. The rooftop was a great hit. The only drawback I could say was at the five flights of stairs which could be a determining factor for other guests wanting to stay. I can't say enough about the location it's within 10 to 20 minutes of almost every major sightseeing attraction in the area.

Cute place. Fully equipped. Centrally located. Owner responsive and on time with everything. A few minor repairs needed and shower stream is weak. But overall I would recommend this place.

Great location and great terrace!
Perfect location near Piazza Navona. Lots of good restaurants and a grocery store a two-minute walk away. Apartment has a rustic old-world charm. Good storage in larger bedroom - nice to be able to unpack for the week! The view from the terrace is gorgeous!! We very much enjoyed an afternoon glass of wine there! Owners easy to work with.
Things to consider: No matter how you count the floors, it is 64 steps from street to front door. And then seven more into the apartment. Not an issue for us but perhaps for others. There was some noise, especially on the weekend. (Again, it didn't bother us.) While the terrace was a highlight for us, be aware that the railing on the landing leading to it is very open. I would be cautious with young children. (Our six- and three-year old grandchildren came over to check out our place. The terrace itself is fine but we had to be very careful on the steps/landing area.) On the whole, we were very happy with this apartment and would recommend it!

Charming Digs, AMAZING LOCATION
We enjoyed a lovely 6 day holiday in Monica and Ambra's charming penthouse apartment. The apartment offers all as promised, spectacular roof top views, enchanting old world style, and a location that can't be beat. We literally walked everywhere: Vatican City, The Pantheon, Trevi Fountain, Campo Di Fiore, The Spanish Steps, The Capitoline Museum, Teattro Mateo, all within 15 minutes walking distance.
Ambra and Monica were ultra accommodating, arranging a car for our pick up from the airport, which was so convenient. 3 women, traveling alone, and we felt like were at home, safe and comfy.
1 drawback - the walk up. The apartment was listed as a 3rd floor walk up, its more like 5th floor, or at least 5 story climb. Totally worth it and even manageable, except that we packed like typical american tourists and had a rough time up and down with the heavy and massive luggage. Would strongly recommend packing light as much as I would strongly recommend staying with Monica and Ambra in this lovely gem in the middle of everything in Rome.

Superb location!
Property is pretty and simply furnished. The beauty of this property though is it's location and fabulous roof terrace which makes a superb start and end to each day. We walked everywhere from this property, from the Vatican to the Colosseum. The Piazza Navona is just a few minutes away and from there the Pantheon, Trevi Fountain and Spanish Steps just a little further. There is a little noise from the restaurant on the corner, but hey, you are in the middle of a city. Monica, the owner, was a pleasure to deal with and answered all our questions promptly.

Lovely, clean apartment with great air conditioning!
Thank you Ambra and Monica for a wonderful stay! Ambra was so helpful and thorough with giving us information and recommendations for restaurants. The apartment has feet air conditioning which was very important as the July temperatures were brutal. The only minus was the stairs. We had 5 heavy suitcases and it was very difficult getting them up to the apartment without an elevator. But other than that, it was great!

Great Location!
Great Location for sightseeing and eating out. Clean and comfortable apartment with sunny terrace. Street noise does go on late into the night so if you prefer quite it might not suit. The only downside would be the lighting, especially the kitchen which was missing completely and we had to use the cooker hood to see, but all in all, good for what we paid! We enjoyed out stay.

Cosy apartment with perfect location to visit all interesting places in Rome even just walking. Being here you will feel the typical atmosphere of the old Rome with so many nice and polite people. If you are not a slave of the luxury you will feel your spirit free and full of positive emotions.
