Breakfast was very good.,value for money.the lady serving was very friendly and did a good job even when it was busy.staff friendly behind reception were also friendly.

This is a lovely hotel. Spotlessly clean. Lovely staff. Location is good. Walking distance from the pier for sightseeing tour and Dotto ride.Easy bus ride to town. Even fir me and my walking stick.
Shower was a bit tricky and needed readjusting all tge time.

Big pro: The hotel is right across the road from the beach (and about a 10 minutes walk along the promenade to the Eastbourne pier). Room/shower cleanliness was good. General facilities cleanliness was good too, though the general condition of the hotel feels worn out... The private shower room is fairly modern and good, though it's small. No hot water issues. Storage in the room was sufficient, maybe even too much for such a small single room. Lighting in the room was simple but sufficient. Breakfast is nice though repetitive (I had it included). It's made up of a full English breakfast plate (not a buffet), a diverse cereal and fruit juices buffet, and coffee/tea. The plate includes eggs made to your liking, bacon, a pork sausage, fried bread, baked beans, mushrooms, roasted tomato and some toasted bread with butter and jam. Quantity is good for a small to medium appetite. Reception staff is not overly friendly but helpful with basics. Restaurant staff and housekeeping were lovely!
If you go for the "budget"/basic single room (at the back / "town view") beware - the photos do not show that room type! What you see in the photos are the better "sea view" rooms. The room was tiny - about 3x3m, though with a very high ceiling (4m). The door opens from the corridor right onto the foot of the bed, which is positioned literally across the wall from the corridor (with questionable sound proofing). The room door lock is very minimal. The shower room is literally IN THE ROOM, taking up about a quarter of the total 3x3m. The single bed was quite old and the the mattress was definitely overdue for replacement. Not a great sleep. There was a fridge in the room but it was tiny (like a car beer fridge) and not functioning properly (milk went sour after 2 days). There was no desk or table to speak of. Not even a low coffee table. One straw chair provided, not comfy. No AC or fan in the room initially (beware during heatwaves), though there is a limited number of portable fans from reception - I received one after asking for it, apparently after some guests have left. The room window only opens slightly at the the top and the blinds mostly block air flow. When the window was open there was a constant compressor noise from outside, throughout the day and evening. Coffee/Tea supplies in the room were very minimal. There was only one cup initially but I got given an extra one on request. The TV is tiny - 24", and it doesn't work properly (freezes / loads constantly). There are no Do Not Disturb signs, and although I asked at reception not to service my room unless I asked for it on specific days (and supposedly it was noted somewhere) it was serviced (quite minimally) every day. If you want your beddings / towels changed, you have to ask for it. Note: Pay attention to the Eastbourne airshow dates. I was not aware of it when I booked.
