Cozy little place with lovely staff and atmosphere. Really liked it overall.
The two things that were a bit of a drag were the towels wchi were fairly worn out, and the lack of a lift (we came with a baby and a bunch of bags and carrying everything wasn't easy).

Location and breakfast
The bathroom needs some serious attention. The bath and tiles have too much black mold. Could be fixed in a few hours. Could be a health risk. No air conditioning.

The property is ideally situated with bars and restaurants nearby. It is a nice walk to Bowness or you can easily get a bus there. There are nice walks on the doorstep and the train station is a ten minutes walk away. The bedrooms are comfortable and well equipped. The breakfast is very good and high quality food is used.

Location and nice outdoor patio with very accommodating staff. Good breakfast
The breed was very soft and lumpy and not h the king were thought we had reserved. Room was small
