It was good. Until next time pag stay ult ng Manila. We are from bicol kase. Sulit na masarap din ang breakfast.

Thank you wala naman ako msabi na d maganda s unit. Lahat okay, malinis dpat lang tlga sumunod s rules para refundable ung deposit. 🥰

Great Location. Beautiful seaside view. Disappointed with not working amenities closed swimming pool

Location. Seaside view. Savemore supermarket downstairs. Room is large. Extra pullout bed. Sofa doubles as bed. Free breakfast is okay, better than nothing.

Amenities and Facilities not working. Swimming pool is closed due to maintenance but was not advised in the booking advertisement. Washing machine and microwave are not working, but once again, not advised. So, that is false advertising.

Fair as it is a budget stay.

Clean and accessible to everything.

Service elevator is too inconvenient due to huge amount of tenants/occupants mostly students.

Good apartment

The rooms were good, nothing special. Good location There is a little mall just down the property so it is good. There is all the time security so you will be secured.

In the room there is a microwave and a washing machine but broken. We can not using it. The elevator was craaaaazy. The is 2 elevator for 52 level. So there is all the time a queue in front of it. You will waiting at least 10 minutes in front of the elevator. Crazy !

숙소는 위치나 가족단위 투숙시 간단하게 조리할 수 있는 시설이 잘 되어 있음, 그러나 예약담당자 여자는 아주 나쁜 여자 이다.

여자 예약담당자는 너무 나쁜 여자였다. 나는 필리핀 코론에서 사업을 하고 있기 때문에 마닐라에 자주 방문한다. 당연 위치나 나의 비지니스 지역이 말라떼 근처이고 아들이 드라살 대학교에 입학 계획이 있어 더더욱 마닐라 출장때마다 거의 Green Residences Stays by PBYY 를 이용한다. 하지만 10월에 가족들과 함께 한국 출국을 위해 마닐라에서 3일 정도 휴식을 취하기 위해 다시 찾았으나 최악 이였다. 6월 달에도 한국인친구들 4명과 함께 2개 룸 투숙할 때는 예약시 ID 도 나의 ID만으로 예약 및 투숙을 했고 디포짓도 룸 1개의 3천 페소만 보관하였다. 그런데 10월 나의 온가족(와이프, 한국 국적 아들 3, 와이프 부모 2명, 여동생, 여동생 딸) 투숙하는데 필리핀 가족 모두의 ID를 요구하였다. 그래서 나는 6월 달에 투숙할때는 외국인인 나의 친구들 ID는 요구하지 않았는데 왜 자국민인 필리핀 가족들의 전체 ID를 요구하느냐고 물었지만 그녀는 막무가내로 달라고만 하였다. 그리고 보관금도 2개 룸에 대한 6천 페소를 요구했다. 설상가상으로 전기사용료도 추가 부과할 수 있다고 나의 와이프에게 협박까지 했다.

It was great. We will definitely go back.

The place was great. It really fits for 4 people. Our room was upgraded, too which was great. The staff made sure to acquaint us with the rules. kudos to him. The place is great and very clean.

The internet was unstable and the breakfast was not really halal-friendly. 😔

Location is perfect, staffs are on call 24 hours available, budget friendly.

Always go back in Green Residences Stays by PBYY. They have a budget friendly room but your stay will not be awesome. Book for a family room, this is my 3rd time booking. All there rooms are fully furnished. You can cook, with free wifi, Toiletries, free 1 gallon of water. And most of all free breakfast for 2. Can't find same service in the heart of Metro Manila. The location is also very accesable to all modes of transportation. A must visit and book place for staycation. Keep it up. Thank you for the experience again ❤️

I love the location and how it is very accessible to all. Very convenient with grocery and restaurants near by. Accommodating staff. They offer Free breakfast which is a plus. For a budget traveller Green Residences Stays by PBYY is a best option.

Four days nightmare experience in my stay at green residences under pbyy property management team.

Bldg. Location as it is very accessible to food shop, convenience stores, supermarket and transportation.

Cockroaches is everywhere inside the room, in toilet, bedroom area and dining you name it cockroaches is available, as the pbyy supervisor proudly said it is a high class cockroach since it stays in condo, soo rude property agent. I highly discourage future solo traveller, not to book your stay in green residences under pbyy property management. Toiletress, breakfast, kitchen utensils, beddings and mattress is low quality, the floor i stay is very dusty and smelly, don't be deceive by the ads photo of PBYY, you will regret, i did inform the room cleaners that the toilet bowl, bathroom water drainage wiremesh is not properly sealed with sealant causing the bowl to wooble and wiremesh to lift and became an entry and exit point of cockroaches.

Horrible. Left money on the table. Couldn’t get away fast enough

The room was clean

Where to start. Let me say the staff were outstanding. Especially Maya. Felt like it was the old bait and switch. Advertised free pool. Not true had to pay. Cable nor internet worked. Left the place early. Elevators took forever. They nickel and dimed you on everything. Thought I’d lost a plastic key card type pass. They were going to charge me ₽500 to replace. I asked them if they were going to give refund for no internet, no tv, no pool. Guess how that went.

The location

They don’t accept card payments. The booking says they don’t accept cash. Good thing I have cash at that time. Also, they did not take note of my request for additional breakfast. It was late and we were also late for our appointment.

I booked a room with a city and ocean view but they gave me a room with a wall view and the pool was closed and you had to wait 20 minutes for the elevator.

BAD!RUDE DISRESPECTFUL INSULTING STAFF.!INTEROGATED DEMANDED DEPOSIT AND PAY BEFORE SHOWING ROOM!

DID NOT ALLOW US TO CHECK THE ROOM BEFORE CHECK IN. DEMANDED US TO PAY FIRST AND GIVE A 5K DEPOSIT JUST TO SEE THE ROOM.THEN SAID IF YOU DONT LIKE THE ROOM GO ELSEWHERE FILE FOR A REFUND THAT COULD TAKE 3O DAYS.WAS HIGHLY DISRESPECTFUL. TREATED US LIKE CRIMINALS. PEOPLE WERE BEING CHECKED BY SECURITY ENTERING FACILITY. HEARD OTHER GUEST COMPLAINING. WOULD NOT HONOR OUR RESERVATION . GUEST WHERE DISAPOINTED ABOUT THE ROOMS NOT BEING WHAT WAS ADVERTISED, DIRTY, WEAK LOUD AIRCON, ROACHES. WE LEFT FOUND A BETER, MUCH NICER HOTEL, FRIENDLY STAFF AND CHEAPER.

Property management needs improvement

Cockroaches all over the area. Blanket is not comfortable. Hidden charges. The head is not accommodating and does not know how to deal complaints/concerns. The staff are not well coordinated, you need to deal with different persons for your concerns rather than one personnel taking the clients concern and delegate it themselves.

Avoid this place unless you're a student that needs to be in this part of Manila.

Very little to like.

Cockroaches. Horribly bureaucratic and detailed just to check in. Gate pass issued after 24 hours. "Free breakfast" was inedible, not fit for human consumption.

Pricey for depositing fee and only got notified when i already booked that is why i had to adjust my budget. There was this black chair that was damaged already before we got in so i notified them immediately i just hope they remove damage furnitures. Additonal Rugs or please replace they get easily soaked in water Specially we stayed for 2days Breakfast was great. They provided us with mineral water. They even gave toothbrushes shampoos soap for the four of us

Comfortable naman. Friendly staff. You have to allot time waiting for the elevator. Hindi pwede sa nagmamadali.

There are several coackrocahes (of all sizes). I asked for a Baygon naman from the staff. They advised to have the room cleaned na lang. Pay parking costs a lot. As in too much.

Good value for money but the property manager needs a lot of improvement

Location is convenient. Property is really clean

The property manager who won't give us the access card so we had to be validated every time we enter the property. Also the electricity is loadable. We had to wait for 2 hours for them to get the power back such inconvenience.

i like the location esp when ur always on d go… with savemore in d bldg, lots of resto to choose from inside and outside
