Second Bedroom has a full bed. Living room has queen sofa sleeper and twin air bed for flexible sleeping setup. Linens are provided for all sleeping arrangements. Smart TV, DVD player, Gas fireplace, stereo with speakers to the deck. Beautiful kitchen with granite counters, ice maker refrigerator, dishwasher, microwave, dishes, appliances. Parking for 2 cars in tandem garage (standard height) located in a gated area, accessed from the block behind the building, under the Avila Market. This condo is perfect for the location and layout! We had friends renting the condo next door and it was so nice to open up the patio and share it. The views from the patio are exceptional, we enjoyed it all hours of the trip. The beach is a few steps away which is amazing. The grocery downtlstairs has the best hot good as well as acai bowls downstairs... everyone enjoyed it! Great trip!

The condo is right on front street with beautiful views of the beach and ocean! Nice to have a 2 car garage when Avila gets covered up on the weekends. We enjoyed cooking a few meals in the well-stocked kitchen. The balcony is very large and we would have eaten at the outdoor table if not for the cold temps. The gas fireplace was a big plus and did a great job of keeping us warm and cozy. Had one issue with the stove but property management was quick to respond and get a service person to fix it. Would love to stay at this property again!

Excellent rental right across from the beach in Avila Beach. Loved sitting on the balcony and watching the waves and people meander by. It was over the Avila Market but no noise problems. Ezra at the Market was friendly, funny and helpful. The place was clean, the balcony was a little dirty- but expected being outside in the wind, elements and birds. The inside accomodations were great. The only small issue was the coffee table was a little unstable and loose. When you touched it it would move. Just needs a little support. Otherwise the rental was well stocked, comfortable and clean. This was the perfect space and I would recommend it!! Property manager was professional and friendly. Avila beach is such a sweet little town. Everyone was friendly and the food delicious. Easy trips to Pismo Beach and Morrow Bay!

The pictures and location were amazing. We are very familiar with Avila Beach and knew the location was central everything in the town. The bedrooms are located in the back of the condo, so the common area has the amazing deck & view. All good, but the only thing I guess I didn't realize is the amount of stairs you had to climb to get to the condo. There's parking in a tight long garage where you can park tandem. But it's not very big, so definitely no large vehicles like an SUV/trucks. Then you need to climb a lot of stairs to get to the front door of the condo. You walk by 2 bedrooms to get to the kitchen, family room & deck with the view. The huge number of stairs was a biggie for me and my teenagers, but be aware not to pack heavy bags or if you are unable to climb a lot of stairs this isn't the condo for you. Otherwise, waking up to the sights and sounds of the ocean was pretty awesome!

It was a nice spot on the beach. Location was really ideal with great views and close to everything. One of the bedrooms had no windows at all, which was kind of strange, air vents needed a bit of cleaning.

Loved our stay, and would definitely repeat.
--As others noted, some noise from the market below but more during the day than at night (doors opening and closing/creaking/slamming).
--Patio could use a sweep from time to time, but indoors was immaculate.
--Remodel was expertly done with build-in cabinets etc.
--Beautiful place, amazing views, and instant beach access.
--Host company was friendly and easy to deal with. Check-in process extremely smooth. No real complaints!

We scheduled a week long, early family Thanksgiving celebration in this convenient, central coast location. The condo is one of the few beachfront, is centrally located in a walkable community. The breakfast and deli downstairs have excellent food and amazing staff. The Custom House and Ocean Grill restaurants have excellent food and service; and Fatcats and Merseas on the pier are always fantastic. The good: The location of the condo, access and overall condition were excellent and the view is phenomenal. The bathrooms were nice and it has a roomy kitchen and large pantry. Hints: Try to rent both units (356 and 358) if you have more than 4 adults staying. If you have two vehicles, plan to play musical cars as the parking garage has room for two, end to end. If you have more than 4 guests, especially with children, this place could get a bit crowded as the majority of the space is in the great room/kitchen; where you would sleep anyone over 4 adults. The only things we would change: We purchased and left clothes hangers in the closet to replace the wire dry cleaner hangers. It is definitely time for the pots and pans to be replaced, but we made do. The second bedroom has no window, so can get a bit claustrophobic and stuffy; but does make a great, dark sleeping vault! A portable fan is available in the room. On check out day, we called the property manager at 10:45 am, to inform them we would be out by 11:10 am. They said no problem; stick around town and have lunch, just let the cleaner get started when they arrive. The cleaner arrived at exactly 11 as we were hauling our stuff downstairs. We received an agitated, somewhat rude and accusatory call from the property manager at 11:20 am, 10 minutes after we vacated, complaining that the cleaner was miffed that we had not yet left, which was untrue. Kind of left a sour aftertaste to an overall wonderful stay. Our fault for not moving faster after a week of relaxation?

We held our extended family reunion in Avila Beach at this property. We all had such a nice time. The property management answers the phone promptly and is courteous and responsive. I found this comforting. The location is just lovely. Beds are comfortable, but 2 of the "Sleeps 8" are on the sleeper sofa in the living room. We frolicked on the beach, played golf, hiked over to San Luis Pier, and relaxed on the balcony.

Overall the location and view are excellent for those who want the convenience of being right in the heart of Avila Beach. The downside was not the noise from the market (which we did expect some of being above it), rather it was a huge vent on top of the roof. The vent made a loud rattling noise 24 hours a day which could be heard directly in the master bedroom of the unit (couldn't be heard inside the rest of the unit- just that one room). It would occasionally get louder and was difficult to sleep with. It was a shame as we really liked the unit otherwise.

Condo is above Avila grocery and Kavabowl and will hear some vibration from the refrigerator downstairs. However, leave the balcony doors open and all you hear are the waves. The only complaint I had was having to pick up and drop off keys in Pismo. A simple lockbox would eliminate this inconvenience. We had to leave condo at 4:00 AM because of personal circumstances and had to drop off keys in the opposite direction of where we were heading. Other than that, I would definitely stay here again.

Great experience. Awesome location, the beach is right there and I watched every sunset and sunrise from the deck. One suggestion, key pick up should be in a lock-box at the property, not in Pismo. Coming from the north after a 5 hour drive, it was a bit of a bummer to add 15 minutes each way to pick up keys.
