Right in the middle of food haven. It was such a beautiful boutique hotel with the bonus of having breakfast as part of the room booking
The lighting fixtures were a little dark and I could never get enough brightness even during the day - not really a problem and wouldn’t detract from the overall experience. One thing to note too is that because it’s right on Lygon street I got woken up by cars honking - again this isn’t anything to do with the hotel itself but just a note to be aware of

The staff were fabulous; friendly & helpful. Loved the cafe...coffee was EXCELLENT & I became a big fan of their chilli eggs for breakfast. The decor is fun & relaxing. In the room the bed had an excellent mattress that we were grateful for. The location is excellent. We could get to everything we needed to on foot. The Lord Lygon restaurant was an added bonus; seriously good food & wine.
Our room backed onto Lygon Street so it was quite noisey at night. It also had a fridge that would make loud & disturbing noises during the night. I recommend taking an eye mask for sleeping as quite a few points of light sneak in. The bathroom is partitioned off from the bedroom with just a glass wall & the toilet is closest to the bed, so not very private. My biggest issue though is the duvet. So beautiful & warm....would be perfect in a very cold room, not one with the thermostat at 21 degrees! We put the temperature down to 19 degrees, but the duvet was still too hot, so we took it out of it's cover, used that as a sheet & pulled the duvet on or off us as our body temps changed during the night. To be fair, this is an issue across the whole hospitality industry, not just this Hotel. I wish they'd all provide bedding appropriate to temperature. No one likes to sleep in a sweat. Would I stay here again inspite of my grumbles? Yes I definitely would, because the positives more than made up for the negatives.

The room was stunning. Incredibly well appointed and the furnishing and bedding were wonderfully comfortable. The staff were great, and the location is perfect.
The only thing I couldn't understand is the woven rattan bathroom door. A bathroom door should be solid - one of us needed to go into the lounge area with the partitions shut so that the other could use the bathroom in private.

The property’s location was convenient to Lygon St, a lot of great Italian restaurants nearby.
Unfortunately, this was one of the most disappointing hotel stays I’ve experienced in Melbourne. The property felt more like a student dormitory than a hotel. The room was extremely small, with the bed positioned very close to the entrance door, making the space feel cramped and uncomfortable. Due to the building’s open corridor layout, noise was a constant issue. It was easy to hear people walking past, talking in the hallway, and doors being slammed throughout the day and night, which significantly affected the overall comfort of the stay. The room also did not match the impression created by the advertised photos. While the images made the accommodation appear modern, chic, and stylish, the actual room felt quite dull and lacked ambience. Despite the small size, there was no main ceiling light, making the room feel even darker and less inviting. Between the excessive noise, cramped layout, and misleading presentation, this was unfortunately the worst hotel experience I’ve had in Melbourne.
