Perfect location right off Royal mile. Can get to some rooms via closes
It was a far journey to get back to our room. It was warm at times without air conditioning. The phones weren’t working, so we had to journey to the front desk if we needed something.

Great staff, breakfast delicious. We had a king family suite which was perfect for us. What they name alcove is more like a bedroom. Location is perfect
The dinner served at the hotel restaurant was expensive, small and tasteless. The phone system does not work but they have a text message service and respond right away.

This is a wonderful luxury hotel right on the Royal Mile. Though the buildings themselves are historical, the interiors are fully renovated and modern. Our family suite was spacious, decorated in shades of grey, white, green and black, with very comfy beds. The staff are very welcoming and helpful. Breakfast deserves a special praise - it's served at the table and a great selection of food is on offer - from fruit bowls and avo toast with poached eggs to full Scottish breakfast.
Noise in the night: the area is full with night revellers on Fridays and Saturdays, and sash windows don't provide sufficient sound-proofing

Great location and very clean.
Private gate was broken and access door was constantly left ajar. TV didn’t work, cupboards misaligned in room with bubbled floor and damaged skirting. Very expensive and no better than a Premier Inn.
