It’s located in a fun, active area near local food shops, bars but was provided a quiet place to rest at the end of the day.
The beds are comfy, shower water pressure is good.
The building is a bit old,
Outside the rooms is not as clean.

Definitely great location, and the staff were helpful when needed.
The bathroom light suddenly went out one night, but the host was pretty attentive to it and fixed it right away. Also there's housekeeping who you can ask to clean up if you want, which is nice too. Not many facilities but I don't think you need much as the place is in the center of the entertainment area. Its very very near to Bui Vien, so nighttime party and coming back is no problem. A lot of food places and convenience stores are nearby too. Room was spacious and host provided extra blanket for me too which is nice.
The cleanliness is very questionable. The first thing that went into the room, there was a cockroach, but we just killed it and moved on. But various other bugs sometimes appear in the bathroom and the room. Aircond took hours to get cold, which can be unpleasant, as sometimes we just come back from a long day in the sun and just want to have a cooling time in the room. Bathroom light went out but it wasn't too bad as host was pretty attentive to it.
