You'll communicate your booking arrangements with Steve Moraff, the owner, and Thomas Ward, who lives on site, will handle your check-in, check-out, and anything you need while you are here. 811 N. Tioga Street was built in 1903 to be one of the largest apartment houses in the area. There are 4 apartments in the main house, and 2 in the carriage house in the back. There is a rustic courtyard between the main house and the carriage house, and there is a picnic table. We ask that you be very quiet and respectful while in our apartment homes. These apartments are priced very low by VRBO standards, but keep in mind that sound does travel between aprtments in a building this age. Our residents are mostly dedicated Cornell graduate students from around the world, and we don't allow parties or noisy gatherings. There is no television in this apartment, because we don't want to encourage people to disturb neighbors. There is high-speed Internet service. There are also plenty of fun things to do in Ithaca, why watch TV? In the good weather there are more flowers every year, as our on-site manager Thomas has a very green thumb. Our next door neighbor is a Cornell horticulturalist, and his gardens seem to be spilling wonderfully into our property. The interiors of these apartments are fully renovated, with modern kitchens and bathrooms. All have dishwashers, garbage disposals, large refrigerators, and microwaves. The kitchens are well-appointed with dishes, silverware, recently purchased ceramic pots and pans (no teflon), and of course our standard coffee maker with provided coffee beans and a grinder. This apartment is the second floor of our main house in the quiet, residential, Fall Creek area below Cornell. There are four bedrooms, two with queen beds, one with a full bed, and one with a twin bed. The small living/dining area has a new leather couch and love seat set. The apartment is about 1300 square feet. A note about the small extra guests fee you may see in your quote: Most properties charge an extra fee for guests above a certain number, even if that number is below the "maximum guests" listed for the property. In our case that covers the extra cleaning costs of having additional guests. Parking is on-street, and there is usually plenty of parking available. Please be careful not to block anyone's driveway. If you see neighbors, be sure to say hi. It is OK if they know you are visiting. The important thing is to be respectful with our neighbors, most of whom have been here for decades. Al, for example. is a retired electrician who lives next door and spent two years help us renovate the place and update all the electrical work. So come be a part of our neighborhood for a day, a few days, a week, or even a month!

Students in my lab and I stayed here while attending a conference at Cornell, and then my family of 3 stayed afterwards over the weekend. We really enjoyed it because it was conveniently located in a very quiet neighborhood close to Cornell and everything we wanted to do, with plenty of street parking just in front. It’s 10 minutes or less walking to Ithaca falls, Cascadilla gorge trail that goes up to Cornell and College town, a couple of restaurants, Ithaca bakery, and a couple of really close playgrounds at a school. It’s also a short drive to other places in Ithaca. The apartment has 3 smaller rooms with full/queen beds and desks (the grad students stayed in those for the conference and thought they were great), and a nice big master bedroom with a big balcony. It was clean and comfortable with a nice kitchen, bathroom, and half bath.The host was great: he offered suggestions of things to do and to help carry our bags, and had fresh eggs, milk, and half and half in the fridge for us along with coffee and condiments. Everything needed was available in the apartment and we enjoyed sitting on the balcony when we got back from hikes.The window AC units and ceiling fans kept us cool despite mid-90’s weather. Would definitely stay here again, and the convenience made us want to come back for another visit to Ithaca.

We loved our stay here -- the house was very clean, check-in and communication with Thomas was super easy, and there was even fresh milk, eggs, butter, and coffee. The kitchen and house had everything we needed and was very comfortable and spacious. Walkable to the central area of Ithaca in about 15 minutes, and ~5 minutes away (walking) from Ithaca Falls and Cascadilla Gorge. Perfect spot!

Very nice place. It’s a very spacious, rustic, space. We only stayed one night, but great for a longer stay. Location was in a cute neighborhood. You can walk to Ithaca Falls and also downtown, but we drove. Host was very accommodating. I’d visit again if I come back to this area. Went to see colleges.

We had a nice vacation. Communication with the owner & manager was good they went out of their way to accommodate our needs. Check in was easy and so was check out. It’s an older home renovated. Comfortable. The floors creaked a bit. We enjoyed the porch. Eggs and milk were provided which is very thoughtful and convenient. It was a quiet neighbor hood with mature trees and we loved that. The kitchen was stocked with utensils, knifes, cutting boards coffee, tea, sugar, spices, oil, butter & flour. The place was close to many local attractions and we walked there Most of the other attractions were only 10-15 mins away so we were able to do a lot in a few days. it was a good size for 6 of us. It has 1.5 bath that helped The main bathroom had a window and folks going up can see folks in the bathroom. We didn’t realize that till the last day. The window is frosted glass so they can’t see in if the window is closed but the window was open to let air in. There were 2 ACs. It got very warm one day and we had to turn the ac on. One of the rooms got very warm so our son ended up sleeping on the couch where one of the AC is. A few areas were dusty and slightly dirty. We shared that when asked for feedback. Over all we enjoyed our stay.

Thomas was a very responsive and communicative host manager. The accommodation was clean and stocked with important essentials. Location was perfect. Ease of access to the apartment and parking both appreciated. Quiet neighborhood with delightful long-term neighbors in the same building. The apartment was spacious with a beautiful veranda to drink morning coffee on while enjoying the local bird life. Highly recommend.
