Beautiful, clean and comfortable room. We were welcomed with a bottle of prosecco. Fantastic breakfast. Friendly and helpful staff. We enjoyed the bar and outdoor terrace as well.
It’s a short walk from the water taxi station but a number of stairs. Keep this in mind if you have a lot of luggage. This would be typical of most properties in Venice though.

The reception area and common spaces were beautiful and created a very positive first impression. The hotel’s public areas looked elegant and gave the appearance of a high-quality property.
Unfortunately, the rooms did not match the standard suggested by the hotel's common areas and felt more like a three-star hotel. Our first room had a very unpleasant smell, which made us uncomfortable from the start. We were also disappointed that breakfast was unavailable, even as a paid option, and the explanation provided did not feel very customer-focused. As this stay was booked for my mother's 70th birthday celebration, these issues were particularly disappointing.
