It is a pleasant guesthouse on the eastern edge of Central Dumfries with plenty of parking. Once you cross the road you can access walks along the River Nith. The room was fine. It is about a 30 minute walk to Crichton Parkrun. It is a 15 minute walk from the train station and 10 minute walk to big Morrisons and Lidl supermarkets.
The single room was a little bit cramped

It was ok, very basic and the romm was really small, doors hit the bed when you open it and you have to side shuffle around to the other side of the bed.
Was a little noisy with doors slamming from other guests.
It's old and tired looking, all the doors have paint chipped off and the entrance and stairs were done in a dark grey so had a goth feel about it instead of a bright warm welcome.
There is no one to meet you, you have to call a number and the someone gives you a pass code to the key box. Breakfast is in the hotel next door which is also self service. Overall disappointing but wouldn't take much to improve it.
