Excellent location and reasonably modern hotel good for tourists. Staff are very polite and very accommodating in booking restaurants.
The rooms are VERY small. Not all staff speak a reasonable level of English. Staff lack knowledge of best restaurants in Kyoto. Spa/bath area could be nicer. Hallway carpets need thorough cleaning or replacing.
