Location - within walking distance of the city ( 30 mins) with a convenient bus stop very nearby. Beds were comfortable. Tea/coffee/ milk was available in the lobby. Room was clean. Bathroom was functional.The check-in procedure for out of hours + the check out procedure were clearly communicated by email.
Staff interaction. We arrived well within the manned check in time, but a disembodied voice through intercom told us the steps to check in. This was an easy process ( and valuable if you arrive out of hours). But having no idea of staff identity, when we had issues with the room there was no one we could reach. Our TV could not be turned off ( except at the wall) and to get it functioning we had to tune it each time. We got the impression aspects were poorly maintained. Our toilet roll holder had fallen off, leaving a hole in the wall. We couldn’t fully close our window (and Edinburgh is windy). The tea/coffee supplies in the common area ran out and were not replenished. Basically we got the impression staff members were not the most energetic. A shame, as the hotel was charming in some aspects.

Excellent location, easy bus ride into centre/Royal Mile/Murrayfield. Really clean room. As advertised. Would stay here again.
Car park was a good size but no markings and, therefore, people parked poorly without thought for any other guests.

The size of the room and being able to replenish milk, teabags etc ourselves
The bathroom. Flooring cracked and sharp. Sink wouldn't hold water. Rusty nail used to turn the shower on
