Bed is comfortable. Bathroom is standard. Location is great. Very close to Nippori station. Many food shops & convenient store nearby. They have ice-making machine available for free. They also have washing machine (need to pay). Price is very reasonable that we can hardly find like this in the center of Tokyo. Wifi signal is good.
Room is a bit small (but I think it's a standard size for hotel room in Tokyo). However, this can be compensated with the price that we got.

Location was excellent. Nippori is the best location if you come from Narita and if you need to fly out via Narita as well. The hotel is just 4 or 5 minutes from the station. The station also has an elevator which is helpful if carrying heavy and multiple luggage.
All rooms are meant for 1-2 people, ideally a family member. If sharing with a friend, note that rooms at APA hotels are pretty small. The room assigned to us was moldy, had an unpleasant smell, and had dirty walls. The bed is too soft in a way that it sinks in the middle. Half the staff was nice, the other was rather unhelpful.
