Definitely location
Close to the train station and the shops and restaurants.
Just a few minor things in the bathroom needed repairing. Toilet seat wasn’t sitting in position and shower needed fixing too.
Main light not working too.

Very close to Florence terminal, was able to get to airport very easily. Lots of restaurants nearby. Had decent sound proofing between rooms. I didn’t hear my neighbors at all. They are more generous with toiletries. there is shower caps, dental kits.
It is an old building. So it is not unusual for windows to shake when a big truck passes down the street.
Also, you can sometimes hear people walking down the street.

Residenza di Michelangelo provided a lovely stay for our time in Florence. It's located very close to the train station and was easy to get to. Luigi was very responsive and provided us a smooth checkin experience. The room itself was well furnished and came with a mini fridge stocked with some water bottles, which came in handy.
Overall, I think you get great value here. It was initially a bit hard to find, and we almost walked past it.

The accessibility to the religious parts of the city was very good.
Unfortunately, the cleanliness of the bathroom and the space are very small. The ambient noise is also very high. In fact, the soundproofing principles of the windows have not been followed.
