Lovely staff. Quiet, even though it is central. Nice room.
We ate on the terrace. The best place to eat in Tblisi in my opinion, as it's so calm with good views.
Good breakfast.

The hotel is very well located, the rooms are large, with what you need but nothing more.
If your room faces the street/the bridge, it's extremely noisy.
The staff are neither unpleasant nor helpful. For a 5-star hotel, there is a rating error. By European standards, it would be high-end 3-star hotel, but certainly not a 5-star.

Just a super boutique hotel with large clean rooms, very comfortable beds, great bathrooms, a/c throughout. Theory has a great restaurant with local style food and wine. The whole Hotel is extremely tastefully done.
I would definitely stay here again.
I would like to suggest a change in the variety of hot food for breakfast as the same daily is monotonous and uninviting.
Would be great to be able to watch English speaking channel on TV.

The location is perfect, the restaurant staff was very nice and help with dishes (none breakfast), the food is very good and prices are ok even for center. The rooms are clean daily.
The reception staff have to argue with me couple time.
They have only two parking spots and when I came to park my car so it was taken by staff members and make inconvenient (twice). They didn't fix my AC when I ask to and bring be fan instead.
The staff made noice on parking at night time so it made difficulty to sleep.
The reception staff not always in place and you have to talk to security that have to call or wake up the staff members (ant night time or early morning).
There was very loud music one night that make hard go to sleep even when you have to wake up early for your flight.
The parking very difficult (if you are struggle with normal parking on street don't chose this one), sharp turns and uphill parking entry.
The balcony you have at the room have zero privacy, visual shared with other neighbors and everyone that pass in the hall can see your balcony.
