The hotel is fabulous. The location is nice, it is a 5-min walk to kyoto station , making it very convenient to travel around. The hotel is exceptionally clean, everything is well-maintained, the room is spacious and spotless.
There are many free items to borrow, things like instant camera, board games, hand-pour coffee equipment, vinyl record player etc, which is quite a unique experience.
One small thing that is a bit disappointing is the window. The room is only equipped with frosted glass which you cannot see the outside view.

5 mins walk from Kyoto station as well as a Mall which has plenty dining and shopping options. Rooms are good quality, quiet and comfortable beds. Mini kitchen is handy
No view as glass is translucent so staying in can seem claustrophobic. At least good that it has glass that allows natural light during the day even if no view

Location is great... convenient place... comfortable sleep....
The Kyoto rooms are quite basic and functional - I just didn't understand after being there why the cost is so high compared to other hotels in the area?
Much better cost options of full hotels than this in the same area. Won't be staying at Kyoto 22 again for sure...
The lobby / hotel facilities (outside the room) is just nothing really...
