With a taste of Aloha splashed throughout the second and third-level living spaces, each room is welcoming with natural light, comfy-yet-stylish furnishings, and all the fixin's for a relaxing beach getaway...and all of this just a block to the best beach in town (according to us locals); and 2 blocks to many of our commercial and food establishments, including the major grocery store. Here's what you'll find: MAIN (Second) LEVEL LIVING ROOM: - Leather sofa w/ ottoman; matching side chair w/ ottoman - Cable TV - French doors open to Juliet balcony with ocean view down the street KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - Stainless steel major appliances; small appliances - Barstool seating for 4 at kitchen counter - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOM #1: - Full size platform bed - Desk and chair POWDER ROOM: Located near entry door UPPER (Third) LEVEL BEDROOM #2: - Queen platform bed - Wall-mounted TV - En suite Bathroom w/ tub/shower combo - French doors lead to private rear deck w/ outdoor seating BEDROOM #3: - Queen platform bed - Wall-mounted TV - En suite Bathroom w/ tub/shower combo - French doors lead to private front deck w/ outdoor seating and bbq grill OUTDOOR LIVING: - 2 private decks with outdoor seating and gas grill LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. ALSO INCLUDED: - Wifi - central heating and air conditioning - hardwood floors; carpeting in bedrooms - 4 low-profile beach chairs; hair dryer; iron/ironing board - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner) LAUNDRY: Laundry closet located on main level along hallway; guests must provide their own supplies PARKING: - One designated space in the rear carport - alley access. Fits all size vehicles. - The locked garage is for owner use only ​​​​​​​- Guests may store bikes and other personal items inside the unit, or in their designated carport parking space. Guests may not store any items in the walkway between the property and the neighboring property per the terms of the HOA. LOCATION: Just 1.5 blocks away from the beach, there is plenty of fun to be found in the surf and sand (surfing, body boarding, paddle boarding, volleyball, sun bathing). In addition, a small public bay beach is 3 short blocks away with an easy launch site for kayaks or paddle boards. Within 2 blocks, a playground for young children is a nice destination; Two blocks the other direction is the major grocery store and other conveniences. Everything needed or wanted is within close walking distance. Easy day excursions can take you to Disneyland/California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! Discover world-class shopping at Fashion Island and South Coast Plaza--less than a 15-minute drive away. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information. CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. This house was clean, comfortable, and perfectly appointed and located for our needs. The property manager was communicative and helpful and we had a great time! Would definitely stay at this house again.

This was our first time staying in Newport Beach and this unit did not disappoint. We arrived late at night and had no issues finding the place or checking in. Parking is a little tight off the alley but we got used to it. Plenty of space for our family of four. Kitchen was well appointed, loved the balconies off the upstairs rooms, and walking distance to grocery store (Pavillions) and restaurants (great pizza and taco places!) Easy walk to the beautiful beach and appreciated having beach chairs and towels available. Check out the whale & dolphin cruises available at the boardwalk! We were lucky to see a gray whale and tons of dolphins. No issues with neighbors and communication with management company was a breeze.

If location and neighborhood are what you’re looking for, this place has it. Other than that it needs some love. A paint job, new outdoor amenities and better kitchen supplies are a must. It’s a commercial lease, so it lacks the touch of an owner.

Property was easy to check in and was super clean. With a little TLC for aesthetics, this could easily be a 5-star property. Some things like mirrors, bathroom finishings, and furniture have been well-loved. Overall, we were pleased with the unit and proximity to beach.

I have often rented VRBO houses for my family including my grand's. I have always found the houses beautiful and the property management very responsive to any needs. Although this house has an excellent location near the beach, a market two blocks away. Keep in mind that the TVs are not smart TVS...which now a days everyone expects. Also the freezer broke and after repaired they wanted receipts to reimburse for food (this was resolved by speaking to the "Boss.") the management cleaning staff needs to make sure the silverware is adequate for a family of 5, and that none of the beds have broken slats. The wifi was excellent.

Property was as described - very clean and comfortable. Great location, easy walking distance to groceries/restaurants and to beach. Definitely make sure to rent bikes and leave your car parked.
