A very beautiful old Victorian building kept up well and very comfortable. My room was on the 3rd floor so Eric and Lucas generously toted my suitcase up and down for me on their suggestion. Close to the Royal Britannia yacht attraction, Leith water walkway and an excellent Indian restaurant. Co-op right across the street, free continental breakfast items available to guests. Bed was very comfy and shower was excellent, quiet location and can't say enough about how friendly and helpful the staff was. Thoroughly enjoyed my short stay and highly recommend!

Probably the best place to stay in when in Edinburgh , will definetely come back and stay here again!
Very clean and well located space. Quiet and well equiped, nothing to envy from hotels that charge way more and offer way less.

The room was super clean with many amenities and decorated nicely. Staff ( Eric ) was very friendly and guided us through the room with lots of great energy and positive vibes. Offered breakfast for free.
Location was great, 3 mins to bus station and you can go to the centre directly by that bus in 20 minutes.
Definitely recommend it.
