'Hopetoun Grande' is a bright, spacious and fully refurbished three bedroom apartment with great big Georgian windows and high ceilings right in the centre of town. Within walking distance to the Playhouse theatre, high street, Botanical Gardens, train station and tram.
An elegant apartment with a vast area of 180 sq.m/2000 sq. ft. situated on the third floor of a beautiful Georgian building located in the heart of Edinburgh City. Completely refurbished in 2015, this large penthouse offers 5-star self-catering accommodation in one of Europe's most visited cities. All the common areas and rooms are generously proportioned with large windows that bring in a lot of light giving a sense of space and brightness all around.
Two of the three bedrooms have superking-size beds and the third bedroom is a special handmade four poster king-size bed. The bathrooms have been done in Italian Marble, granite worktops and provide a feeling of real luxury to the senses. The larger bathroom has a jacuzzi bath and a walk-in shower and the smaller bathroom has a power shower within an enclosure with a skylight. The quality of bedlinen and towels match that of any five star hotel.
The kitchen is large with earthy wooden kitchen cabinets and granite work surfaces and state of the art fridge, freezer, gas hob, grill, oven, inbuilt dishwasher and washing machine and microwave. It is a pleasure to spend time in the kitchen either to cook or to gaze out of the window at the twinkling lights of Fife across the sea at night.
The beautiful dining-drawing room with its large windows yet private space is a wonderful place to relax, chat and have a meal. Whilst the dining table seats 8, there is also a cosy seat of 4 at a round Mahogany table in the hall/reception room.
At this apartment you will find yourself in a place full of character, surrounded with period charm yet decorated tastefully in modern style.

Excellent location for us in Edinburgh - convenient to walk to what we wanted to see. Restaurants, pubs, bars, and shops within a few blocks. The apartment was spacious, well furnished, clean, and comfortable. Unlike some other sterile properties, this apartment had a wonderful, warm and welcoming personality. The kitchen was well supplied. Since we had been traveling a while, we were happy to use the washer to clean our clothes and the drying racks and clothes lines were pretty effective in subsequently drying them. The host's 60-page welcome and information notebook was thorough and very helpful with information both about the apartment and about the locale. The only real negative was learning very late (the day before we arrived) that the apartment is on the third floor and that there is no lift. Carrying a lot of luggage up those stairs (24 steps per floor times 3 floors) was a challenge. I do not remember seeing anything about "3rd floor, no lift" in any of the on-line material, so it was a surprise to us.

A group of us (7) recently stayed at Hopetoun Grande (May 2026). The flat is large with four bedrooms, kitchen and a lovely common room which we enjoyed immensely. Location is excellent for a multi-day stay in Edinburgh: walking distance to the old town, new town, Leith, the train station, and restaurants. The apartment is located on the top floor with interior stair access only - 72 steps (no lift). Everyone in our party was 60 and we had no issues but a consideration for those with mobility challenges. Communication with owner was excellent leading up to our arrival and during our stay. Do not hesitate! This gorgeous 200-year-old 3rd floor flat is exactly as advertised. So much better than any hotel. Our family of 7 thoroughly enjoyed our stay here. Great location near Calton Hill. Many restaurants within walking distance. The only caveat - there is no lift (elevator), so all guests must be able to climb 70 steps. Martin was an attentive and helpful host. So glad we chose this as our Edinburgh home base.

Great large rooms but had a few issues with the one bathroom toilet not working so well and we had 6 adults in our party so that was not great. Needed garbage bags as there was none and we had no control of the heat so we had to contact the owner to increase the heat. Good location within walking distance.
