THIS luxurious pool with a jacuzzi and waterfall estate is the ULTIMATE property in the heart of the Movie Colony Neighborhood. Located just a few blocks from the downtown center of Palm Springs, Ruth Hardy Park, five star restaurants, cafes, the famous Spa Casino and the historic O`Donnell Country Club are all within an easy walking distance.
Formerly owned by Dale Wassermann who wrote `One Flew Over the Cuckoo’s Nest,` this luxury estate is crazy good! If you’re looking for a large private property, luscious greenery, and luxuriously appointed, this private Movie Colony Neighborhood estate is for you.
Lavish layout includes living room, dining room, and step-down media room. There’s not only a large modern kitchen, but also a butler’s pantry, replete with a bar and 2 wine refrigerators.
The landscaped exterior with its jaw-dropping waterfall, pristine pool, jacuzzi and private sunning area make being out of doors a magnificent experience. A covered patio runs the length of the house providing shade and a breeze from 2 exterior-ceiling mounted fans. Features include Chaise lounges, conversation corners, and dining tables that collectively serve up to 20 guests. And, the separate Casita makes it easy to vacation together, yet provide “alone” time, too.
Nearby Ruth Hardy Park affords public tennis courts, basketball courts, children’s play area, shaded picnic areas and walking paths.
Rental Agreement & Payment Requirement
IMPORTANT: Payment of the Vrbo reservation/service fee does not guarantee or fully confirm your reservation.
After booking through Vrbo, you will receive a rental agreement and separate payment request directly from ModMansions. You must sign the rental agreement and pay the required deposit or full reservation amount, as applicable, within 7 days of the request being sent.
Your reservation is not fully confirmed until these requirements have been completed. If the signed agreement and required payment are not received within 7 days, the reservation will be cancelled.
By booking this property, the guest acknowledges and accepts these requirements and is responsible for completing them within the stated deadline. The guest is responsible for any consequences, costs, or liabilities resulting from failure to comply with these disclosed booking requirements, subject to applicable law and Vrbo policies.
1. You must be at least 28 years of age to reserve any home with ModMansions. Guest must provide a copy of a
valid government issued photo id.
2. Your reservation will be confirmed upon receipt of a completed and signed rental agreement and a copy of
your valid government issued photo ID.
3. Parking: A maximum of 5 cars.
4. Check-in is between 4 pm - 6pm and check-out is 10 am.
5. All homes are non-smoking.
6. Exterior music of any level is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement.
7. Our homes are for overnight accommodation only. No Parties or Events permitted
8. Dogs (2 dogs maximum) are welcome at our property with a $200 each non-refundable deposit.
9. The Pool is NOT heated.
However, please let reservations know if you would like to have the Pool heated.
Pool HEAT: Flat rate of $65 per night--three night minimum stay. Contact ModMansions at least 2 days prior to
arrival for this option. Pool is heated from 5am-9pm, to between 80° - 85° depending on exterior temps.
If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $65
per night.
Swimming Pools :
Our pools are exclusively for humans, NEVER for dogs. Pet fur can wreak havoc on pool and spa filters, so
please keep them out so you don`t incur charges. Instead, we invite them to enjoy the backyard from the
grass or patio areas.
10. 3rd Party Vendors such as Chefs, Masseuses, etc., need to provide liability insurance certification. Please
advise ModMansions.
11. CANCELLATION POLICY:
30 days prior to scheduled arrival date, you will receive a refund of any advance payments. 14 days prior to
scheduled arrival date will receive a 50% refund.
Between 0 and 13 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
Should you have any questions, please feel free to contact ModMansions.
Special event weekends, holidays (Christmas/NYE/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28
nights +) no refund will be given.
Should ModMansions re-rent the property for those specific dates, then ModMansions has the option of
refunding the amount we were able to re-rent it for, up to the prepaid amount.
Rates:
Published rates are based on standard occupancy, do not include cleaning fees nor a combined 12.5% tax
which includes City of Palm Springs room tax and a TBID Tax Assessment.
Payment Schedule:
An advance Deposit (50%) is due at the time of signing the contract with ModMansions. The balance is due 90
days prior to your arrival at the property. In complex long-term reservations, payment arrangements may be
made by contacting us directly.
Utilities - (stays of 28+ nights):
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility
deposit of $1,000.00 to $3,000.00 depending on the property. This deposit will be used to pay the actual
monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay
exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to
cover the remaining stay. This is not an additional income source for ModMansions
Additional Fees/Terms:
2-night minimum stay required. 3, 4, 5 nights required during In Season holiday dates and events.
Cleaning fee of $500.00 is added to rentals.
Per your ModMansions rental agreement,10:00 pm is `Quiet Time`. So, in order to ensure a most wonderful
and enjoyable stay for you and your guests, please share and familiarize yourself with the above information.
Check Out Instructions:
1. Take out trash and place in containers provided at the property.
2. Dirty dishes? Pop in dishwasher, and push start. Don`t forget the dishwasher tablet provided.
3. Strip bed of sheets and pillow cases and place on floor at the end of each bed.
4 . Place dirty towels, etc. on the floor of laundry room area.
5. Left over food items? - Our housekeeping staff is happy to take home!
6. Please be sure to close windows, lock doors & place house key in outside lock box. Code to lockbox given
at Check- In.

This place was perfect for our large group. Plenty of space, amenities, comfort. You have everything available for cooking and relaxing. We so loved the pool and outdoor space. Beds were really comfortable and the home was stocked with everything needed to enjoy our stay. Highly recommend !

The Cuckoo’s Nest was the perfect house for three generations of us celebrating my 70th birthday. The outdoor spaces, pool and spa were the perfect gathering spots.
