It was relaxing, enjoyable, and entertaining. It was a pleasure feeling and memorable experience.

Breakfast is great. I preferred over the restaurants which we were patronage during the trip. The garden is exceptional with a pond of goldfishes, plentiful of flowers and plants. I select this place because of central location to all activities such as ferries, restaurants, markets, free shuttles. The hostess exceeded my expectation in tipping us where to go as to restaurants, the use of the free shuttles, the beach, the Cliff walk, and general info. I enjoyed chatting with the follow guests.

Breakfast was tasty and served early for us. The room was tidy and clean.

We heard the inn keepers small grandchildren until after 9PM and then they were up and running at 7 AM. We have 4 children, however, I believe for the price of this inn, we should not have her grandchildren waking us up in the morning. That was was not appreciated. My husband and I felt that if the innkeeper was having her 3 young grandchildren stay with her to see the St. Patrick's Day parade, perhaps she should not have been booking guests for this date. At the very least, she could have let us know in advance that the children would be there in the event we would prefer to go elsewhere for our stay. I didn't like that our room had the bathroom sink in the small bedroom, not in the bathroom, with the toilet and shower stall. If the room was advertised in this manner, I would not have chosen this inn.

Beautiful home in the perfect location right in the middle of everything.

The house was beautiful, clean and comfortable. Perfect location right in the middle of everything. The owner was wonderful and breakfast was delicious! Great place to stay!

Great location near downtown and many restaurants within walking distance,

Great location, wonderful breakfast and great mattress. The host was friendly and helpful with stuff to do.

Perfect Location! We walked everywhere we wanted to go, and Fair Street Guest House was right in the middle of everything!

HIdden gem could be best place I ever stayed in Newport!!!

Everything!!!! Denise was super welcoming and a warm and friendly owner/property mgr. The location was amazing being in the center of downtown Newport, all the great restaurants/bars/wharves/marinas were a short 5 - 10 min walk away as was the free trolley that takes you along Bellevue Ave, Salve Regina, and the Cliffwalk area. The private little outdoor garden was like a little oasis of Zen w/ the trees, birds chirping, waterfall pools, and a koi fish pond. House is meticuloulsy decorated and Denise has really preserved the old school charm of the 1880's era house while having very modern bathroom facilities and window AC units in our room. And free driveway parking was clutch!!!!

On site parking. Beautiful gardens. Breakfast on the porch. Delicious French toast. Easy walk to great restaurants. Pleasant, welcoming hostess. Small number of guests.

Keeping morning light out of room was difficult.

The breakfast was delicious with fresh fruit and a choice of eggs and bacon or pancakes and bacon. The location of the property was walking distance to Newport restaurants, shopping and site seeing.

Superb

The location was central to easy walking. The breakfasts were delicious.

There was a bit of a glitch with the reservation in that the owner thought there were more people coming. Thus, I was put in a room with an extra cot, which was not a problem.

Location is the absolute best!

This is the best location to explore downtown Newport. It was easy to walk everywhere, literally right off the main strip of restaurants, shops, bars etc. The owner was so accommodating and friendly. We love staying in older bed and breakfast homes, this one in particular was so cozy, nicely decorated and allowed us to park for free on site. The morning breakfast was delicious and we loved listening to the jazz music that was playing. What a nice break and escape from home/work for the weekend. We will definitely be booking for the summer!

Great Location!

The B&B is tucked away on a side street right in the heart of Newport. Just a block away from the water, lots of food and shopping, and very close to the trolly that can take you to the cliffs and the mansions. Owner was very knowledgeable and had great recommendations of things to do. Plus breakfast was delicious!

There is parking on site which was great but you have to be sure to communicate with other people staying to make sure you arent double parked. Wasnt an issue for us but Im sure it could be for others

The breakfast was great! Pancakes and french toast were great choices.

The room was a little tight but besides that nothing.

Denise was great. She's very friendly, makes a great breakfast and gave us great recommendations on things to do/see nearby.

Denise, the Owner is so warm, welcoming and friendly! The location is fantastic and the breakfasts are effortless and made/served with the passion Denise has for her business.

Traffic can get a bit noisy but that can’t be helped!! Newport Fire Department are VERY busy it seems! 😜

Had a lovely weekend with my wife of 20 years.

Breakfast was great!, Room and building were clean. Owners are so nice, very quaint building, quiet street but walking distance to all the great Newport stuff.

Everything met my expectations. This is what a B & B should be.
