The location is exceptional.
The breakfast is average,, would have expected something nicer, fresher and the breakfast room has just 8 tables, i had to leave to give my table to somebody else.
I have not been offered to park in the internal parking, i have not been shown the pool. Not a lot of explanations.

Location was awesome, we hit room 302 do great view of Ocean drive!
Wish the TV was bigger! Breakfast could be better, hostess was a little abrupt - maybe a bit more friendly and less of a Sargent. I’ve never seen apples wrapped in Saran Wrap - a CA thing?

This adorable little hotel is in the perfect location. Within a 10 min walk of everything including the beach. Room was clean and bathroom was spacious. Fan provided and window able to be opened since there is no AC. Breakfast was fairly basic- some fruits, a few pastries, small yogurts and boiled eggs. Along with beverages (coffee, tea, hot chocolate). Staff was kind.
Parking is difficult. The hotel lot is very small and the street parking is very limited. There is a section on the street where you can park overnight without being ticketed. However both times we used the car (we walked everywhere otherwise) when we got back there was no parking PERIOD and we had to circle the block for 10+ minutes waiting for something, anything to open up. So just keep that in mind!

Location to town.
Tiny dated bathroom with nowhere to put toiletries. The breakfast wasn't good, very basic with disposable everything , so much wasted plastic, what's with a hard boiled egg in a plastic bag !!!
Felt like a 1980s motel.
