Lovely guest house-type hotel in a good location a few streets back from the waterfront. We had a king room which was a large bedroom with a sitting area - both lovely and great amount of space. Small breakfast selection in the morning which we opted not to use. Lovely property but definitely pricey for what it is - paint could do with refreshing in places too. That said, we enjoyed our stay and we’re glad to have chosen the Attwater for our time in Newport.
Almost more of an Air BnB feel as didn’t see any staff the entire stay, other than the housekeeper on one occasion. Our room was on the 3rd floor which had no elevator which could be an issue for some - something to be mindful of. (We were fine but definitely a challenge with large suitcases!)

Staff was great, location was perfect, breakfast was marginal but good enough to get us out the door each morning.
The hotel is an old house and while cleverly decorated, it is not what I would consider a ‘boutique’ hotel. It needs a serious renovation or at least a refresh. I would not stay here again at the price I paid with the condition of the hotel.
