The property was ok. Equipped with all basic facilities. The balcony was nice.
Location was not very good. The area around the station was sketchy. Also you need 10 cents to avail the lift each time. The apartment is in 7th floor, so keep enough coins or get it changed from the security person at the building reception. Communication was also difficult.

Room was clean. Check-in was ok. Wifi worked fine. Balcony was available (mine didn't have any exciting view). Bed was fine. Big washroom. Walking distance to a lot of sightseeing places in the historic city center and also walking distance from the central station/bus station.
Communication was in Italian (for which I used Google translate) but if you dont have internet connection, you might have difficulties. Also because of this, you cannot get much info/tips.
The lifts need 10 cents per ride. You can get change from the doorman near the entrance. I was given one 10 cent coin (which i appreciate as I had none) to get down from the 7th floor where the rooms are located. I would recommend the accommodation to simply provide a few coins to the guests depending on the number of nights they are staying so that they dont have to worry about this additionally.
There is no person at the reception. No breakfast possibility and no luggage storage possible.

The room was clean and comfortable. Good location, right in the historic quarter and close by the train stations. Good value for money. Microwave and brew making facilities in the little communal area.
The B&B is part of a residential block with no signage on the front to show it is there. Luckily a lady in one of the shops was able to direct me. Once inside the man at reception (who it seemed was manager of the residential side and had no English) phoned the b&b owner who then sent all the info about keys and access via WhatsApp, all in Italian. I was panicking by this point but one of the residents was able to translate the message for me. We would have been a bit stuck had it not been for the help of others.
Also, B&b on 7th floor and 10c needed to use the lift....we'd arrived with no cash!!
