Perfect location in a quiet neighbourhood overlooking Youngs Park with plenty of seating if you want to give the beach a miss.There is also a boating lake for the kids to enjoy.There is a bus stop a 5 minute walk away and the main railway station is within walking distance.The Dartmouth to Paignton steam railway also terminates there.To explore further afield the local bus station is only a 10 minute walk away.The accommodation is set over 3 floors with each cosy room having an ensuite shower and working tv.The beds are very comfortable and we both had a good nights rest.All the usual extras are included,tea,coffee,hot chocolate,soap shampoo,hair dryer,excellent free wifi,and complimentary bottles of water.There is a refill station on the second floor should you require extra tea/coffee etc.The hosts do not come in and out of your room on a regular basis,if you require fresh linen or some more shampoo or conditioner just leave the items outside and they will then be replaced/replenished.Overall the accommodation was immaculate and passed my wifes finger tip dust test with flying colours.Now to the best bit.You can pick what time you will be down for breakfast ie 08:00,08:30 or 09:00 and you will be allocated a table on your first day.There is the usual cereals,juices,yoghurts ,coffee and tea and toast.There is also a choice of breakfasts starting with the full English and many other different choices,Sarah will cook you an omlette,scrambled eggs,poached eggs bacon butties etc etc.nothing is too much trouble.The eggs are from their own hens and the sausage and bacon are to die for.Each breakfast is made fresh,so if you chose an 09:00 slot it's best to be fairly prompt.The breakfast certainly sets you up for the day,and as we are both big eaters we can easily last until tea time Both host's were brilliant,Sarah running the kitchen and Paul doing the fetching and carrying.

The location was good easy access to Brixham on the bus. The breakfast was lovely. Sarah & Paul are such lovely people, they couldn't have done enough for us 😊
