Location, view and room facilities. The ability to dine in your room as you looked out over the ferry (and the weather) coming and going was fantastic.
Only instant coffee made available 😕 - made worse by very few decent coffee options (open) in town while we were there.

Spacious with sea views. Amazing sunset views. Well equipped kitchen. A folder with lots of local information was on the table. Quick responses from staff when needed. It's a 5-10 min walk into the centre of Rothesay. Quiet location.
You can't always park right outside the property but I knew that before I came. I always got parked on the road outside but bear in mind that you may have to park about 30-40 metres away.
