Our room was in another building than the main hotel. So we had to walk for the breakfast along lovely street about 200 meters. That was no problem. The room was basic and ok.
Location is excellent. Two underground stations (Bayswater, Queensway) within 500 meters. Many pubs (Phoenix, King's Head, Bayswater Arms...) nearby. Restaurants, supermarkets etc. within those 500 meters. Notting Hill, Hyde Park, Kensington... all these places nearby. As I wrote: excellent location.
Breakfast was just ok for us. You could choose 4 items from the list for example a biiiig cup of coffee, toast with cheese, a croissant and yoghurt. All those served into the table. Nice service!
Well, the pillow could have been softer. And the bed a little bit more comfortable. But when you travel all over London for 10-12 hours/day for many days you are so tired that they were ok.

Location, quiet neighbourhood, fans in the room. Coffee machine available 24-7 downstairs
Small TV with minimal channels. No lift and narrow staircases. No tea and coffee facilities in room. Breakfast is basic.

The location was very good, with being close to several metro stations and bus stops. The staff that we interacted with at reception were also very helpful. We could check-in ahead of time as our room was ready. There is also a secure (paid) luggage storage or for free in the common room. The common room had coffee and tea-making facilities. The free breakfast was okay.
I have seen reviews that there is a severe sewage smell. Unfortunately, our room also had that. It was not all the time, but it kept crawling back. It was in the toilet, and also if you opened the window too. For this reason only, we would not go back to the hotel, but everything else was fine.
