The facilities include both indoor and outdoor pools, a clubhouse, shoreline walking paths, bayside beaches, interactive fountains, and much more. All of this, and you'll be just a short drive from the Ocean City boardwalk and world-class golf. Things to Know A building registration fee includes six facility passes and three parking passes. Additional facility passes are $70 per pass, per person per week. Children three and under do not require a facility pass. The fees are the following: January 1 - April 30 and October – December 31 = $100. May 1 - May 25 = $150. Sunday before Memorial Day, May 26 to Saturday after Labor Day, September 7 = $200. September 8 - September 30 = $150. Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated. Parking notes: There is parking available for a fee and charges will apply for 3 vehicles. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. When we found this property, on paper, it looked like it fit all of our needs. 5 bedrooms, 3 full baths, two half baths, large kitchen table. I didn't read the reviews on the property until after I booked it. The reviews were mixed so I was hopeful that it would be okay. Unfortunately that was not the case. Upon arriving we discovered that a number of lamps were either broken or missing light bulbs, one room had no lamp. We had to go and look for a lamp and found one in a closet. The fan didn't work in the living room, the dryer didn't work. I know a cleaning fee is a part of the total charge of the property and I'm feeling ripped off. The floors were disgusting. The bathrooms had mold on the doors and in the showers. We also had an infestation of what we originally thought were gnats in the kitchen, but after discovering rotting banana peels in one of the trash cans that hadn't been emptied, we figured they were fruit flies. We could never get rid of those. The carpet was trashed, the walls were dirty. The furniture outside on the decks was in poor condition. We didn't leave because we were only there for 3 days and we knew we would be out more than we would be in. We also didn't call anyone to come and fix anything because when we were going to be at the house, we had things planned and we didn't want to have people there fixing things or cleaning. We just bought some light bulbs, fixed what we could and dealt with the rest. But it was a bummer.

Had a wonderful family vacation with 10 family members of varying ages. The proximity to the pool, bayside beach and ocean beach, was perfect. Everyone could come and go as they pleased.

For the cost of the week long stay, the property requires a lot of updating! Appliances and overall lodging throughout need attention. Multiple smaller repairs were noticeable and required throughout the home as well. Check in was simple/full proof and property management was responsive. Location of the property was ideal and for the most part ( garage door lock was broken) my family and friends felt safe

Our family came together for a beach week vacation and this 4-level townhouse was able to adequately house all eight of us for our stay. We made our reservation nine months in advance based on the stock photos and user reviews online. In order to help other potential users, here are some new notes. The location is really nice with so much nearby in the community, within walking distance, or a short drive down the road. Parking is tight in the garage and pad area, but with some careful positioning, you can use all three parking passes that are provided (if needed). We were able to procure two additional community passes at the clubhouse so all eight of us could visit the pools simultaneously. We had a wonderful stay and will consider returning again in the future. Below are some more specific comments for common benefit, advance planning, and hopeful improvements if management has time to remedy some of these issues and needs. Good: Location is very nice, water view from backside of house, easy access coming into community, right near the community pools and Island Grille Cafe, Marisol’s for coffee or smaller needs, interactive water fountain, three private beaches with horseshoe crabs circulating (not supposed to touch them though), 3 full and 2 half bathrooms, outdoor shower out back by garage for rinsing off sand, nice open kitchen floor plan (with plenty of plates, pans, cups, and utensils), room to spread out family members for sleeping and downtime, great options within a few block radius, easy access to ocean beach is three blocks from front door (some street parking is available by the beach too), some games located in the cabinets, ceiling fans in 3rd floor bedrooms, two HVAC zones (ground and main floors on one thermostat with bedroom floors above on a separate thermostat). Located nearby are Rick’s Market (grocery store), mini golf (indoor and outdoor courses), frozen yogurt, ice cream, candy stores, Dunkin, pizza, bbq, Ace Hardware, crab places, beverage stores, Ron Jon’s, kite shop, and much more within walking distance or quick drive. Bad: House is showing wear and tear, 4th floor bedroom can get stagnant (bring a fan), 4th floor smoke detector beeped three times at 3:15am (lithium ion battery might need changing?), shower doors on 3rd and 4th floors need servicing, but so function), dishwasher bottom rack doesn’t have wheels anymore (bottom spinner doesn’t move), microwave light doesn’t work over stovetop, bottom shelf is broken in fridge (top of the deli drawer), smaller coffee pot leaks out the bottom (the other one works fine), several lights were out (we bought some new light bulbs ourselves to see better on the ground floor and upstairs bathrooms), lights are out for main floor back deck and garage parking pad, we didn’t get blankets for the two twin beds, we only received two rolls of TP for arrival (for use with five bathrooms!), clothes washer doesn’t spin out or drain effectively, light over kitchen table is minimal (lots of lights in kitchen though), one window doesn’t fully close by the back door from kitchen to back deck, and we had a broken chair on 4th floor deck.

Overall good stay. Shower door in the 3rd floor bathroom was broken, and a few blinds in the 2nd floor bedroom were broken as well.

To start things off, we couldn’t check in until 4 pm which is later then usual. I tried to get early check in but was told they were still cleaning it (understandable) so we waited around all day and finally got the keys at 4 to go in. When we arrived the entire house was filthy, beds looked like someone just got out of them and all the bathrooms were disgusting. I was furious since we waited all day for them to finish “cleaning” it. So I call the manager and 2 hours later they sent a cleaning crew and we had to leave for an hour while they cleaned. On top of the house not being cleaned, ALL of the appliances were super updated. The tvs in each room were so small and some only had basic cable. The coffee maker was broken so it would spill all over the place. The blinds were all ripped up upstairs. I feel as if I wasted a lot of money staying there to get a crap place. The community is super strict on parking as well. Overall, if you have about 5 people maybe it would of been better. But don’t go here with more then 6 ppl. Total waste of my money.

The house was plenty big, and a great location on the water, and had everything we needed. Stocked as needed and easy to access. Lastly beds were comfy, which is hard to find. Great stay and hope to be back next year.
