Occupancy Rules:
We do not allow parties of any kind at this house. We are very strict with noise, There will be no return of the security deposit if the noise ordinance is violated. The contract is the one warning for noise, the second offence will result in being evicted from the house.
There is no smoking at or on this property at all.
*Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 5 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Huge home-actually almost 2 homes. Downstairs is a complete apartment with one bedroom (2 twins) and one small bathroom, kitchen, living room, big covered patio, pool table, and hot tub. Upstairs is all the other bedrooms and bathrooms, large deck and adjoining kitchen. The living room was almost unusable because it was so hot. The sun heats it up even though we closed the shades and the high was only 72 degrees! There was plenty of seating all around the kitchen and we spent quite a bit of time on the upstairs deck which has 3 large tables and lots of nice chairs. The kitchen has plates, silverware, glasses for probably 50 people. Spice-rack. The ovens and stoves and fridge all worked great. Huge bonus is a big ice machine built into the counter. So we never needed to buy ice. My bed was very comfortable. Ceiling fans in the bedrooms. 7 single adults stayed and all had a bed. There is quite a bit of freeway noise being right off of Hwy 50 but not too bad. It’s conveniently located across from the lake but beach access is not walkable.

This home accommodated everyone in our party comfortably. The amenities were especially great for the kids, and the house was very well stocked with everything we needed. The kitchen was fully equipped, and there was plenty of seating throughout the home for everyone to gather and relax.A few downsides were that we didn’t have hot water upstairs, so those showers were unfortunately cold. Also, the 5th bedroom is downstairs in a separate corner of the house, which made it feel a bit disconnected from the rest of the group staying upstairs. The hot tub also only worked the first night — by the second night it had turned into more of a cold tub.That said, none of these issues were deal breakers for us, and we understand this is an older home. Overall, we had a great stay and would definitely book here again. Also, great location.
