Nestled in Breckenridge, this lovely house for $988 per night is a fantastic option for your next vacation. The main floor contains a large living room with a huge, fabulous fireplace adjacent to a large dining room, which sits just off the kitchen. The main floor also has three bedrooms: two king rooms with en suite bathrooms as well as a double twin room. The hot tub and the pool room conservatory (likely chilly in winter) sit off the main floor. The ground floor contains a queen bedroom with en suite bathroom entered through the bunk room (sleeps 7), also with its own en suite bathroom. Sleeps 14. Restrictions may be governmentally imposed. It is the worst stay we ever had: Incompetent owner and a dirty old house. Only positive is location
House was not ready upon checking in. None of the beds were made, dirty sheets and filthy kitchen. House has a very bad smell to it. Contacted owner and she didn't offer any help and her only solution was that we should find and get hotel rooms for the night with our own money and promised us house will be ready by noon the next day. After driving from Houston, Tx this was not an ideal situation but we gave her a pass and thought maybe it was just a genuine mistake and she will come through on her promises and vrbo booking obligation. Next day no updates from her and around noon she texts us that she has decided she won't rent us the house because (her exact text message) "I don't think you won't be happy because of cleaning issues". At this stage we are literally waiting at a parking lot with our dogs and extended family and she decides to cancel the reservation because she feels we are too much of a hassle for her.
Had to contact vrbo and being Ullr fest week in Breckenridge they couldn't find any available houses for rent. We ended up staying in four different hotel rooms and our entire vacation was ruined. It's an old, dirty, smelly house operated by an incompetent owner.
Breckenridge has so many better properties and property owners. Save your time and money and book at other better properties.

Great place - just as advertised! Tons of room, loved the huge fireplace and hearing the wood crackle and pop, and really loved the fenced in backyard so we could bring our dog. It is also so close to everything - restaurants, grocery store, gondola - it just made our stay in Breck so easy.

I cannot say enough about this property! The accessibility to everything Breck has to offer from Main Street being just a couple minutes from the house to the gondola to go up to the top of the hill to the accessibility to all the walking and hiking trails. There’s a hiking trail that literally begins steps from the house! So much space in the house and a well-stocked kitchen - better than mine at home. Simply fabulous location and house and fenced yard and hot tub!

Put together a last minute trip for some friends and family to Breckenridge and was more than pleased with out stay. The host was more than helpful and once we arrived at the home we were not disappointed. What a setting on a huge yard right in the middle of things. We could walk to town, the market, the gondola and some great restaurants. There was plenty of room for everyone with a large downstairs and bunk room. The great room upstairs fit everyone comfortably around a huge fireplace. The kitchen had everything we could possibly need. We spent the evenings enjoying the hut tub under the stars while the kids and dogs roamed the fenced in backyard. We will definitely be back!

We stayed here for two weeks over the summary. Overall we were really happy. The house has a great layout. Our kids and their friends stayed in the basement which has two rooms and two bathrooms (Note you need to walk through one room to get to the other room). The yard is really big - much bigger then from what you can tell in the pictures. The yard is also very private and relaxing. Hot tub was hot and clean. The master bedroom and bath are great. There is another large bedroom with super high ceilings which could also be a master but it has a pretty small bathroom. Location was great and we walked into town daily. Overall the house could use some updating inside and out but the condition is about what I would expect for a pet friendly house and the price. I'd give it 5 stars except the couches in the living room were very old and dated (one had a big tear in it). Again, I understand it's a pet friendly house but I think living room couches are pretty important to keep updated. Note - There is also no live TV which was fine for us but you'll need to watch on your Hulu, Netflix, Prime accounts, etc. Lastly, the host/manager was excellent to work with and very helpful.

We walked to town and the gondola every day and night and loved every minute of our stay. Beautiful home on a quiet street and I highly recommend for big groups to stay here. We had plenty of room for the 12 of us!

The yard is awesome. We played with a frisbee we found in the garage. We could see foxes from the kitchen window. It felt like we were really living in Colorado nature, but were able to walk to Main Street in about 7 minutes. Also close to the grocery store - a big plus since we cooked a lot. This house felt like a destination in itself and we will definitely stay here again if it is available.
I initially thought the cleaning fee was a little high, but I changed my mind when we got there. The house was VERY clean and it is VERY big. A lot to clean and they did a good job.

This is a classic ski rental property, awesome feel, plenty of beds/bedrooms, perfect large living and dinning area for family dinner and games. Plus the hot tub and pool room were a great bonus. We had a nice time staying at the home. It was a great location off a side road of downtown...everything was easily walk-able. Only criticism I have is Host is not flexible on refund policy. New COVID restrictions were in place that were not in place when we booked. She would not budge on refund, kept to what was originally stated in policy even though this was a new situation. We had to downsize our group due to restrictions, keep that in mind if traveling during COVID times.

The house is located a 5 minute walk from the heart of old-town Breck, and yet on a quiet street. There's more than enough room for a big group, with ample bedrooms and beds, and big gathering spaces for groups, plus a large back yard with hot tub, etc. We didn't have any problems during our stay, but did contact Kim with a couple of questions, and she replied within minutes, always helpful and kind. I can't say enough good about our experience at Kim's place. If you're staying in Breck with a group, this is the best choice out there!

Great Location and Home for Large Group
This house is in a wonderful location for Skiing and visiting downtown Breckenridge, being able to walk into town was perfect as we found Ubers and Lyft to be few and far between. The large amount of beds made it perfect for a large group to ski and sleep out of this home. Kimberly is incredibly responsive as well and we had no issues staying at this home.

Great Place and Great Owners
What a great place in a great town. Everything was as advertised! The house is only a 2 or 3 minute walk from main street and the City Market. There is plenty of parking in the driveway and on the street. The house was very clean and well kept. The backyard was great to hangout in and the hot tub was a hit!! I hosted fellow runners and mountain bikers for two weeks to compete in the Leadville 100 race series. We used the house as our staging ground. Perfect for a large (or small) group.
The only issue we encountered was upon arrival the oven was not working. But with a quick call to the owner, we determined it was a tripped circuit breaker and had it fixed in two or three minutes.
I highly recommend it and will be back again next year to spend a few weeks in Breck!

We had a wonderful visit. This property comfortably fit three families with room to spare. The location is amazing and the view of the mountains is breathtaking.

perfect location but needs updates
This was a great location, just about a 5 min. walk to town. The home had plenty of room for everyone who came, but it definitely needs some TLC updates. For example, the washing machine leaked when we were there and didn't wash clothes properly. A few of the doors also got stuck (esp. to the pool room), and the driveway was only about 50% plowed. The TV/cable should be updated as well...standard definition/no HD but maybe we're being picky with that request. When I asked about the door to the pool room not working (we needed to get in there to turn the radio off), the owner told me that she couldn't take care of it because her husband had a softball game in Denver...honestly not a response we wanted. There were no locksmiths in town to help either.
I understand that the town got a ton of snow the week before, but we could only park 2 cars in the driveway, when we could have easily otherwise put 4 in the driveway if it was plowed all the way. The stairs were 100% icy and the back yard was as well. Two of us wound up shoveling the front and back yards while others went out to ski. A few people slipped and fell around the front and back of the house. Overall a good time, but i'd probably give it 3.8/5 stars.

Good location
This house is very good for large groups to gather. The location is within walking distance to town and the gondola. The owners were quick to respond and remedy the two issues we experienced on the first day.
I only have a couple of things that kept me from rating this home a five. First, my group goes to a different ski resort every year for a week and this is the first time we have ever stayed in a property that advertises a fireplace, but does not provide any firewood. The owners suggest you get your firewood from the local market, but buying wood in small bundles isn't economical and if you don't have a vehicle it will be quite a lot of physical labor to get enough wood to the house. In the evenings, we love having a nice fire while we sit around and it just wasn't possible this year. It was quite a disappointment. Maybe no houses provide wood in Breckenridge, but this hasn't been our experience at other ski resorts when you’re staying in homes at this price point. Additionally, while there are lots of pots and pans, some of the pans were unusable due to the non-stick coatings being so torn up. They were very disgusting looking. We managed to find one large high side pan and one very small pan that were in good condition and since we only cooked breakfast a few days we managed. If your group plans to cook a lot, I think it would be a bigger issue. Lastly, there was an outside pole light between the garage and street that started flickering at night the last two nights we stayed. It was very difficult for the couple in the king bedroom facing the street to get to sleep with the light flickering every few minutes. We couldn't find a switch that controlled this light, so we couldn't turn it off. We assumed the light was controlled by a sensor to turn on when it became dark.

We loved the house and the location, within easy walking distance of Breckenridge downtown. Great for families with small children. Great kitchen for cooking big family meals. Beautiful views of mountains. Mountain lodge feel with lots of rustic charm and warmth.
