Good location near station and a short walk from Shibuya, lots of konbinis nearby, comfortable beds, decent shower, very good free coffee, excellent laundry facility, nice to have the microwave and toaster and communal seating area.
Despite booking.com conformation saying all taxes are included they still insist on taking the city tax locally. Rather than correcting their reservations to accurately reflect the charges, the hotel has printed out sheets to explain the additional tax like the problem is with every guest for not being aware of it. Did not appreciate the smug enforcement of this when checking in at 2am after long flights, and saw it happen to many others over the week.
Other reviews have mentioned free ice cream which is no longer available, likewise pillow options (the ones given are exceptionally thick and dense). Hotel staff said that was ‘the old hotel’ - got the impression they have shut and reopened recently, so NB old reviews may not be relevant.
Rooms are cleaned every 3rd day unless you request it sooner. This is fine, but on day 2 you get a passive aggressive letter on your door saying they’ve noticed your room hasn’t been cleaned for 2 days and for reasons of hygiene they need you to put the cleaning request up the next day. What a weird waste of resources to do this routinely to every room. Ironically then the cleaning service itself is cursory, really just a change of towels and bedding.
The common area for eating and getting coffee is great and we used it a lot over 8 days. However they need to fix the refrigeration unit which rattles constantly like a freight train.
Some staff are friendly and helpful, others not at all and have an attitude of their job being to enforce a series of rules.

Location, cleanliness, and price.
The staff charged me an additional 200 Yen in property taxes upon check-out. I had pre-paid through Booking, which included the property taxes and fees. Also, the property hadn’t received our online payment through Booking by the time we were checking in. The staff asked me, at least, 8 times to make sure I come back to the front desk to make sure the payment has gone through. I finally asked her - Do I seem untrustworthy? Then when we finally received a room key, it didn’t work and we had to go back downstairs after an already lengthy and disheartening check-in process. Very unfortunate, and while the additional 200 Yen is truly nothing (less than $2 Canadian), it’s the principle that matters. Really frustrating and unfortunate.
