Good location, near bus stop to go around the city and Family Mart to grab food. Good AC to beat the summer heat. Nice bathroom.
Bedroom could have be a little bigger to have more space for diner table or something. But overall we have everything we need.

The room is spacious. It is located is a quieter part of Kyoto so we enjoyed it very much. The staff was very helpful during our stay and helped us getting a lost item delivered to our room. Staff communication is quick. You can also reserve a parking space with a fee which is better than parking at coin stations. Room is clean and have all the amenities needed.

Reception check in was straight forward. He helped carry luggage. It was good to be met by a person. The toilet was separate to the shower/small bath. There was a balcony overlooking a local street. Area seemed safe. A bus stop was nearby and train was about 10 minute walk. Shiya Omiya area was close by with shops and eateries. It is convenient to go to Arashiyama. Kitchen and washing machine were provided.
It was quite stark with a cement wall on one side. This is fine if not spending much time in the room. It was very cramped and it was difficult to open luggage. The location was in a more local area and not close to the well known sights. The front reception door appeared to be opened all the time. There is no lift to upper floors which is difficult if you have heavy luggage. It was not an easy place for the taxi driver to find and hard to get there on your own as the transport is not on a major line.
