This spacious vacation rental is ideal for the entire family or travel group and features a rooftop deck and private views from many of the bedrooms. This home also boasts a large, country kitchen, a formal dining room, and an extraordinary great room with floor-to-ceiling windows to take in the unparalleled views. Often referred to as 'the Stetson Hat House' (as it was owned by the Historic Hat Ranch, in Williams, AZ) this vacation rental offers guests plenty of historic charm as well as sumptuous comforts. There's also a firepit surrounded by comfortable seating as well as an outdoor dining area with a private gas grill. Sedona is known for its gorgeous landscape and some of the most breathtaking, unobstructed Red Rock views. You will be within walking distance of the many shops, restaurants, and galleries. Indulge in a massage at a nearby spa, walk the Tlaquepaque outdoor mall, or spend a day hiking the many local trails. Be sure to experience everything Sedona has to offer including Pink Jeep tours, yoga classes, wine tasting, and spectacular golf. THINGS TO KNOW Occupancy is strictly limited to eight guests only. Under no circumstances should there be any private events or weddings held at this property. In order to operate vacation rentals within this city, we are required to provide a basic criminal background check for all guests. This requirement is for the safety and security of full-time residents and guests alike. To perform this check, we need a date of birth and a permanent address for the reservation holder. This property is managed by Vacasa Arizona LLC. Parking notes: There is free parking available for 5 vehicles. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. This technology is privacy compliant, and only monitors the presence of decibels and devices-not any personal conversation or information. Thank you for supporting our efforts to be good neighbors! Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. Great views and location. The house could use paper towels and toilet paper that are decent. It could also use some cookware that is upgraded. Also, buy your own coffee. The pods were all flavored. But the views and location can't be beat and I would rent again. The property management people were also very nice and professional.

As described the views are unbelievable! Easy walk to town, but it is steep uphill back. Beds were very comfortable and enough tiwels and linens for a family of 8 adults! We thoroughly enjoyed our stay and precious time with family. Highly recommend!

My family of seven adults stayed here for two nights for a business related trip. All of us were impressed with the quality of this property - really special. The moment we were there, we all gravitated to the upper terrace. The views of Sedona red rock were the best we've seen.
This was one of our favorite homes we've visited. Would definitely stay again. Thank you so much.

There was a herd of javelinas on the property about 12-15 wasn’t sure you were aware
The house appears to need some maintenance work - 1st master outside door does not shut properly or lock - the outside railing on the wrap around deck portions of it are not even attached to the wall or post - appears dangerous
We were not able to get TVs in the bedrooms to work, either there was no remote or the batteries were missing or remotes appeared dead
We loved the location and the views were beautiful
I probably would not rent this house again unfortunately

Unbeatable location and views of Sedona. Lots of space, bright and airy, cozy and comfy furnishings. Everything functionally working, toiletries provided, lots of soaps and towels already there. The privacy of the gate and property was wonderful. We did find an air conditioner/fans in the closets, along with a pack and play to use, so that was extremely useful. There was a large selection of kitchen appliances, paper towels, coffee, and other items in the kitchen to use. Great outdoor hang out areas with incredible views!
Some ideas for improvement: there was no way to lock the front door. We didn’t feel secure. Several rooms have skylights/windows with no way to cover them so you wake up early with the sun. Air conditioning in the room with the bunk beds was non existent so we had to cover the door with blankets to cool it down and use the portable air conditioner. We wish the kitchen had a good spatula and pan to make eggs in the morning.
Overall: spectacular property that we would rent again!

We enjoyed every minute. The view were fantastic. There is something with the watering system in the font. At one point the water collected in front porch but drained later in day. Second lights in back did not work. Someone just need to check that everything works. Otherwise, we would come back, and the place was clean and neat.

Unbelievable views from everywhere around the home. Walking distance from Sedona downtown. Home feels like the Dutton ranch. If your going to Sedona do it right and stay here

We loved the house, big living and dining rooms that could easily accommodate our group of 9, each room had an amazing view to the mountains, we loved the privacy of the gated property , the kitchen was well equipped, lots of outdoor space. The windows were huge and we could admire the beauty sitting on a chair beside the fireplace.
Each detail in art or furniture was in the right place creating a pleasant and unique atmosphere.
We’ll definitely come back .

Location beautiful, parking great and private.
No propane for bbq or fire pit, for a house that sleeps 10 paper products were very limited. Management brought paper towels and propane.
House needs better cleaning . Dead mouse in kitchen . Most outside chairs broken except for fir pit chairs . Different lights in kitchen and living room not working.
But we enjoyed Sedona

What a wonderful stay. Driving into the property we knew we found a gem. So much space to spread out and enjoy. Close to everything, yet hard to get away from the property because it was just so comfortable and enjoyable. The beds were great and comfortable, kitchen was stocked. We just couldnt get enough of the views.

Our group of 5 friends had an amazing time at the house. First, The views are incredible. We ate at the house every evening because we couldn't imagine a restaurant with better views. Second, the beds were very comfortable. Third, the kitchen was well equipped (ie like a real kitchen with matching plates and stemware:)). Fourth, plenty of indoor and outdoor space. I'm already planning our next stay at the house.

This house was the most relaxing place I have ever stayed. sitting out on the patio drinking my coffee looking at the beautiful mountains was awesome. The deck was a wonderful spot to relax also. The house is very close to town. The inside was really nice too but the weather was so amazing I spent most of my time outside. They have a family of hogs that stay on the property also that we’re fun to watch. The kitchen was spacious and has a nice gas stove. The bedrooms are a really nice size. We would definitely stay there again.

We truly loved this home! The views are incredibly, the location is perfect for walking around downtown or driving nearby for site-seeing and hiking. Our three sons (6, 6, and 3) and parents (all over 60) loved the house too! Full kitchen, comfortable beds, amazing master bathroom, cornhole boards, fantastic upstairs patio, firepit, hammock, etc. If you're looking for a house to please all and accommodate a large group, this is the one! We will definitely select to stay here again when we go back to Sedona!

Great views, great location. House is basically functional but in disrepair. The doors do not work. There are notes on some doors asking that they not be used. Including one on a bedroom access to the patio. Other doors would not stay closed without bolting. Meaning no in and out. TV remote does not work—not a battery problem. Many other small issues that add up. Plus, overall, the place is junky. There is a non- functioning grill on the patio that is labeled as such. Why not just move it?

Amazing home centrally located to Sedona downtown and hiking!
We truly loved this home! The views are incredibly, the location is perfect for walking around downtown or driving nearby for site-seeing and hiking.
