Everything !!!
It was in a great location right near the water taxis and in a quiet location but not far to all the best parts of Venice

The room was incredibly clean, like new, well furnished and lit. Overall very comfortable. The host is very polite
The place is rather small so you can hear other guests. Wasn’t a problem for us but worth mentioning

Very specious room and spacious bathroom.
Breakfast wasn’t the best - I don’t usually eat a lot but the choice was really poor.
The walls are very thin so we could hear our neighbours in the room next door 2 am a little bit too much

The room was clean; the plastic side table was whimsical; and the b&b is close to the water taxi from the airport.
If I were being generous, I would call the staff over-extended; however, their tension (with each other? Their job?) during my 3-day stay was palpable and uncomfortable. Fortunately, this was largely a contactless experience. In fact, this place could be the poster child for why Venice (and so many other cities) is being undermined by short-term rentals: an old, charming home is stripped of nearly all its character and turned into a warren of rooms with no common area other than the dining room. The photos show a dining room with an attractive beamed ceiling; in reality, it's a windowless, claustrophobic space where you can see tomorrow's breakfast -- wrapped in plastic -- ready for you. I moved across town when I extended my stay in Venice and had a vastly superior experience.
