Property was under some updating to prepare for sale.
But we were able to park right out front, which was a godsend.
Convenient location to co-op grocery store. Centrally located.

Our stay was good not great at this rental.
- We had some issues initial with the alarm system (instructions were sent after the check-in, so we did manage to fix those once the host realized they didn't send the instructions)
- House isn't in great condition, not very clean
- Location is good, but is at the end of a dead-end street and parking help was not provided until after check-in
- A number of quality issues - bed frame wasn't secure, microwave handle was loose, etc. - resulted in not so comfortable stay.
All in all, the host was quick to respond and the location was good. I'd say this is more a stay for folks who are looking for a place to sleep and that's it, not much of a place to hang out/relax in for long period of time. It is a cheap option, so we didn't feel we overpaid, but quality wasn't clear in the listing.

Only negatives were the lack of seating on the roof to take advantage of the view and the state of the jacuzzi but it otherwise met all of our needs.
Some highlights were the easy access to groceries, a short walk to some solid Italian restaurants and bakeries, and access to the city center.

Family trip to Philadelphia, my wife and I flew in and our children and their spouses drove. The location was great. Easily walkable to Kimmel Center and many other attractions. The Sprouts market was great to have so close. The only negative is the parking. Definitely best to park in the parking garage, it is convenient, a little expensive, but not bad on weekends.

Was in town with the family visiting old friends. Overall experience was okay, but could have been good to great without a few minor but annoying and preventable negatives.

-Great view from roof deck, great/quiet location, reasonably equipped kitchen, property reasonably clean, property manager Matt easily reached and responsive

-Hot tub advertised in property title but heating element broken--so a cold tub. We weren't dying to have a hot tub, but, ya know, truth-in-advertising is nice...
-Having to use app (August) to open doors was annoying
-So much of a Smart Home that you can't raise/lower blinds yourself
-3rd floor toilet wouldn't flush on arrival
-Multiple smoke detectors were chirping low battery at check-in. Removing them to stop this made the Smart Home panel squawk that the smoke detectors had been tampered with (!). Ultimately, Matt the property manager sent someone replace them and reset the beeping panel.
-Living room and roof deck could use some more furniture; the roof deck is so great but there isn't so much as a chair or table up there!

The location of this property was great! Loved having spouts next door and many other stores we needed to buy things at. Matthew was a great host as far as replying to texts quickly. The only con i have of this property is that it was very dirty. Most of the dishes were dirty so i had to clean them so i could use them. And there was so much dog hair in all of the rooms. Other than that i had a great stay!

My husband, son, and I traveled to Philadelphia for a log weekend to attend a concert. The rental property was as advertised. It was clean and the owner couldn’t have been more helpful. I would highly recommend this property and this owner! We had a wonderful time!

In rating this one in the middle at 3 stars. The location was great because it was only about 15 to 30 minutes walk to center city and old city. But there were some concerns.

-Couch possibly needs to be cleaned- to me it smelled like dog smell and even dog pee.
-Furniture leaves something to be desired, couch fits maybe 3 people and there is two bar stools and one piece of deck furniture upstairs that is falling apart a bit. For the couch it's not a big deal since you'll probably be out exploring the city, but when you get back and your feet are tired everyone will want to sit on it.
-one of the toilets also broke during the stay and the hot tub didn't work either(never heated up).
Overall, the house could be furnished better but the rooftop was pretty cool.

Good Location, Needs Work
First and foremost, the property itself is in a great location! However, there were many things that needed to be addressed. Parking on the street out front of the property is now permitted parking per the street sign. The home itself is 4 stories with stairs going up and down- that wasn't mentioned so if you have little ones, that is something to plan for. The floors were not cleaned, hairballs in the corners of every room. My kids feet were black within an hour of arriving and I had to clean the floors myself. The living room furniture is on its last leg. The high top table is not very stable, the couch is something from a college dorm and also was covered in dog hair from the previous guests. The tv console had a glass door that was half cracked and only had packaging tape covering it, which was a huge safety concern. The outdoor areas are full of dead plants and now bees are occupying the beehive box on the rooftop. The master bed frame is bowing. Also, there is no pull out couch/futon in the property like the listing states. All in all, the house needs a major facelift. We found it disappointing for the amount of money we paid to rent this property for two weeks while our son received medical care.

Nice stay & great location
This was a very nice place to stay; great location close to groceries, ~1mi from downtown, museums, etc. Tons of restaurants and activities nearby. Because of the great location be prepared to pay another $20+ per day for parking. Used the roof a lot - great place to hang out in the evening with beautiful views of the city.

Perfect for our first time visit to Philadelphia
Devin's Property was a perfect place for our Girls Trip. Everything was very comfortable during our whole stay. Communication, Location, Check-IN & Out was very EZ. I would definitely recommend and use this property for future visits. Thanks 😊

Mothers Day Weekend family trip
The place was great for my family and I including my 18 month old niece. The best part was the location and the rooftop! I would just suggest that there’s more attention given to cleaning the floors and bathrooms. Also more essentials in the kitchen for making any meals there. But seriously a great place to hang out especially since we had a rainy weekend.

Apartment did not look like it had been vacuumed. The bath mat on the second floor bathroom was incredibly dirty, and there is some chipping and mold here and there. Otherwise, the apartment was a great value, in a convenient location, and the check in and out process was very smooth!

We had a bit of a snafu at check-in as I'd forgotten the code to turn off the burglar alarm; it had been provided, I just forgot what it was. The hosts turned it off remotely and helped me immediately.
The home had all amenities listed, soap, shampoo, conditioner, laundry detergent, etc. The kitchen had beautiful upscale modern appliances and I enjoyed the little cooking I did there (super restaurants in walking distance). It could have used more mixing bowls, etc., although it had all the utensils one would need.
Definitely look forward to stay again when we return to Philly.

We had a great stay at the Devin property. The beds were comfortable and we had great communication with Mathew when we had questions. It was located close for us to Uber to activities and museums we were visiting. Sprouts was right around the corner for us to walk to and gather a few groceries and park the car.

Can't wait to come back!
Could not have been happier with our stay at Devin & Matthew's place in Philly, and will return next time we are in town!!! My husband & I stayed here with my sister & her girlfriend, and had more than enough space to spread out. We brought our dog, Rocky, who loved running up and down the stairs lol. It is clear that Matthew & Devin are dog lovers too and because of that, we felt comfortable having Rocky here with us (some stays can be so nit-picky about dogs and it makes it uncomfortable/feels uptight) but we felt so at home here. I have several positives to list but I'll start with location which was absolutely perfect - we were never more than 10 minutes from anywhere we wanted to go! We ubered when we went out (never more than $12) and were able to drive around during the day. We have a small car so parking on their street wasn't too difficult, but you do have to be skilled at backing up - everyone who lives on this street backs onto the street and parallel parks because it is a dead end (which was also a plus because it felt so quiet and had virtually no street noise/traffic). Parking is free, just read the street signs closely to avoid a ticket. The home is fantastic - they have 3 floors; 3 bedrooms; 2 bathrooms; a small backyard + jacuzzi; roofdeck with lights, heaters, couches; greenhouse connecting to the master bedroom; and like I said - SO MUCH SPACE! We live in NYC and are used to extremely tiny spaces so this was a treat for us. The kitchen was spotless and had everything you need to cook a meal if you want. The heat/AC was easy to control and the home is equipped with an alarm system which is always nice to have. When we'd leave Rocky home in his crate, we'd set it to alarm "stay" so if he moved around in his crate it wouldn't set off the alarm. The virtual keys on the August app made it super easy to unlock and lock the house. We all felt very safe and secure at all times. There is a Target, Sprouts, Midnight Cookies, liquor store, etc less than 5 minutes walking distance - located quite literally behind the house. Beds felt luxurious and comfortable - we all slept so good. Any time we had questions about anything, Matthew & Devin would respond within seconds. Look no further - this place makes staying in Philly easy, convenient, and relaxing. Thank you so much for having us!
