Situated in Balboa Peninsula, this lovely house for $612 per night is a great option for your next trip. Permit #SLP13310 Situated right on the beachfront boardwalk and the corner of 33rd Street, this downstairs 3 bedroom, 2 bath home is available as a basic family destination for folks who know what the locals know: the best surf for the “big kids”; the friendliest shoreline for little ones; soft white sand for sunbathing or serious games of beach volleyball; rock jetties to climb and hunt for crabs or shells; close walking access to groceries, restaurants, shops and excursions….there is happily something for everyone's idea of the perfect vacation!! DISCLOSURE: While the location is prime, and we can ensure the cleanliness and functionality of the property - including the health and safety of our guests - the general appearance, condition and furnishings of this unit would be considered "basic" or "below average." Here's what you'll find: LIVING/DINING AREA - Leather sectional sofa and side chair - Round casual dining table w/ barstool seating for 4 - Cable TV - Fireplace (currently non-operational) - Sliding glass door to front patio KITCHEN - Basic supply of dishes, utensils, cookware, bakeware - All large and small appliances - Barstool seating for 5 at kitchen counter - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) - Kitchen overlooks dining room and out to beach/ocean beyond BEDROOMS: Bedroom #1: 2 twin bunk bed sets (4 twin beds) Bedroom #2: Queen platform bed; cable TV Bedroom #3: King platform bed; cable TV EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. BATHROOMS: Hallway Bathroom #1: Fiberglass tub/shower combo Hallway Bathroom #2: Fiberglass step-in shower LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.. OUTDOOR LIVING - Front patio w/ dining table for 6 - Extra side seating - Propane gas bbq grill - Views! Views! Views! ALSO INCLUDED: - Wifi - 4 low-profile beach chairs - heating; tower fans - hair dryer; iron/ironing board - tile flooring throughout; laminate flooring in bedrooms; vertical blinds throughout - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts) DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. LAUNDRY: Below average condition. Located in the garage (coin operated); guests must provide their own supplies and quarters; shared with upstairs tenant PARKING: - 1 small space in the shared double car garage (midsize/minivan vehicles only; no large SUV's.) 78" H clearance x 7' W - Available general neighborhood street parking can also be utilized (metered and unmetered). LOCATION: Most desired destinations are within easy walking or biking distance, so you can park the car for the duration of your stay! The Newport Pier area, including the historic Dory Fisherman's Fleet, Seaside Donuts, Charlie's Chili and much, much more, is a lovely 10-minute stroll along the boardwalk at most. A couple of miles beyond that is the Balboa Pier, with even more possibilities, including the historic Pavilion, Catalina Island Flyer, Balboa Island Auto Ferry, The Fun Zone, and a trip to Ruby's Diner at the end of the pier for great burgers and shakes. You won't go hungry in Newport Beach! ALSO: The upstairs unit (4 bedroom/2 bath) can be rented simultaneously, when available, to accommodate larger groups. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, etc. Contact us for more information! CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. The whole place could use some TLC for the price we paid, but overall it worked well for our family! The property manager was very attentive and helpful. Nice stay in Newport!

Freezer never got to freezing point despite communicating with renters 4 times. Fresh spackle on the ceiling if one of the bedrooms (not even a nice, smooth job either!), water pressure in showers was bad.

Me and my family chose to rent the beach house so our daughter could have a change of scenery for school. However arriving there was an old truck parked in front of full of junk. The owners live in the top unit and we’re giving dirty looks on arrival was not a very warm welcoming at all. Throughout our stay the owners would throw dirty looks. And made it extremely uncomfortable we made sure that we spent most of our time either on the ocean or out of the unit so we would not have to encounter them. The overall house was OK a lot of items were damaged and floor was extremely dirty once we arrived the thermostat for the heat did not work batteries were dead so we needed to go out to the store in the middle of the night to buy batteries. The garage opener to get into the units garage was not working as well. Overall for the money that you spend I think you can find a nicer and cleaner condo and more welcoming. Once we try to pull our vehicle in the garage one side of the garage is full of junk and old dryer and etc. I did not wanna pull my vehicle in there. Our vehicle is not big or anything it’s a normal size sedan. In conclusion the location is fantastic however with the owners living upstairs and always looking down on you and making you feel uncomfortable did not make the vacation great. And to top it off the morning of our check out at 8 AM the owner was down on our patio looking in the sliding glass window to see if we were leaving Very disrespectI would also like to Write a review for the. I would definitely rent from this company. I absolutely will not rent this unit ever again.So in conclusion the beach house is older than it looks in photos things are broken and the owners are not the friendliest. Prime location, but dated property
Location-wise, you can't get any better than this! The property itself is a bit dated. The bed we slept in was VERY uncomfortable and made loud noises at the slightest move. My husband's back hurt after the first night. The furniture outside was very dirty and dusty. We had to clean it upon arrival in order to enjoy the beautiful view from the patio. A little bit of upgrade and TLC could increase the experience at this property very much. My family made the best of it and had a blast, but we probably would not re-book at this location.

The location and interior space were absolutely perfect! We would rent there again. The property management team was helpful and accommodating. The house was low on amenities and the bathrooms and kitchen were quite dated.

Beach is amazing!
Must be some kind of issue with the owner of the property and the upstairs tenant some yelling a few time during the day. The pot smoke smell is abundant all over the beach boardwalk. Had some homeless people sleeping each night out front of the place but normally gone by late morning. People watching is pretty fun.
