This small boutique hotel was super charming. It was well-priced and in a quiet part of the city, next to a canal and close to the giardini, we loved being near the park. Very nice breakfast.

The room is very nice, very clean, the young woman from the breakfast was very nice, friendly and helpful. Breakfast was delicious! The coffee was very good! The location was good, it was very quiet.
We had a problem with the air conditioner, it was leaking a lot in the room, we had to constantly mop up the water from the floor. I am sure the owner would have helped us, but it was Friday evening and we didn't want to bother anyone.

Property was in a lovely quiet area near to Vaporetto stops on either side of Venice, which made travelling to other areas very easy. Very clean with a wonderful host and lots of choice for breakfast

Amazing location only 2-3 minutes from vaporetto station, the mood of the room is great. Breakfast was ok, huge scale bakery items, egg dishes, cold cuts, spreadable cheese, coffee, fruit juice, water, muffins, croissants, as well as muesli and granola etc. San Marco or Lido is a short vaporetto trip. We loved the stay, and the canal view. It is recommended.
- The AC wasn’t working in our room, we could not swich on. (Help for the owner, I checked: Olimpia Splendid Unico, 4 flash - pause - 4 flash means: High water level alarm / Max condensato. The condensate drain is clogged or the float switch is stuck, needs to be cleaned.)
- Breakfast originally starts form 8 AM, but there was a late (about 20 minutes, but I am not sure). I don't know how often happens but it could be important if you want to leave in the morning eg. starting plane.
