I am always a bit picky with cleanness, but this place was spotless. The lady was really nice, helpful with suggestions and answered all my questions giving me useful tips about the public transport and coffe/breakfast/ restaurant options around.

Location was excellent, about a thirty minute or less walk from the Royal Mile. If you wanted buses for the centre then they were a three to four minute walk round the corner.
We had a large room with a great bay window and some armchairs to sit in and watch the world go by. The room was quiet during the few times were there during the day but importantly at night. All the staff we met were friendly and made the time to talk and explain about the local area: where to eat in the morning (Earl Grange Cafe everyday for us), the difference between similar restaurants, buses to use, where to get fresh pastries :-)
Facilities were good, shower was the same as we have so a plus for us, nice shower head so we had to buy one for home; shower cubicle was also larger than normal which makes a nice change. We had our water and biscuits topped up daily. Cleaning was great, couldn't find anything amiss, bins were emptied daily. USB chargers galore.
Didn't have the time to explore the other two breakfast cafes! Nothing to fault with the room or guest house.

Great location in a less busy neighborhood, but close enough to a bus line to take you into the heart of the city. As a young woman traveling solo I felt safe. Lovely property with clean and cozy rooms. Maggie and Gordon are very friendly and helpful. I will visit again!
