Nestled in Balboa Peninsula, this charming house for $929 per night is a great option for your next break. Welcome to 5-star waterfront luxury. This stunning 3-bedroom/2-bath beach house sits on the south side of the bay front, literally steps away from the shops and restaurants on Marine Avenue. This vacation home is in the most sought after location on the island. Step outside to your private bay front patio and enjoy the spectacular views of boats sailing by, or take a 1-minute stroll to local markets and restaurants. The beach house is a 1/2 duplex and is on the ground level. The owner's occupy the other 1/2 of the duplex (the upstairs unit) part-time. **Before reading further, please note we have a VERY strict no pet policy. No pets permitted on or about the property at any time. Please do not inquire if you are bringing an animal. No exceptions will be made. We appreciate your understanding.** **Please refer to our rental contract for our cancellation policy.** **Guest is required to sign our rental contract prior to receiving access to the house.** Inspired by the chic coastal theme of a Cape Cod style home, this upscale beach house has been designed with ultra luxury and hotel-like appeal while providing all the comforts of home in a relaxed coastal atmosphere. The beach house been designed to provide you with the luxuries of a 5-star hotel. Our guests receive only the finest of amenities. High quality linens, furnishings, and plush pillow top mattresses were selected for this home. Robes and slippers await our guests along with complimentary spa-like shower toiletries for their first day. Each bedroom boasts a top of the line plush pillow-top mattress, soft fluffy pillows and sheets, and a flat screen TV. The master bedroom comes with a king size bed and a private ensuite. The second guest room comes also with a king size bed. The third bedroom includes two twin XL beds, perfect for children or two singles sharing a room. Gourmet cooking made possible in the fully stocked gourmet kitchen. The kitchen has everything you can possibly think of for cooking--an assortment of cookware and kitchen staples including spices. Ask our management about kitchen stocking. We are happy to help stock the fridge with your favorite beverages and groceries for your arrival. Entertainment made possible in the open concept living space. The beach house has been designed for your ultimate entertainment experience with an open concept living room, dining room, kitchen and patio. Enjoy breathtaking views while entertaining with family and friends. Beach towels, beach chairs, umbrellas and boogie boards are for our guests use. The beach house is located in a quiet residential community. The neighbors on both sides of the house live there permanently and we want to respect their peaceful enjoyment of their home. If you are looking for a party atmosphere this would not be the house for you. However if you are looking for a quiet retreat to enjoy with family or friends this would be the perfect vacation getaway. This is the perfect spot to escape for a weekend. Balboa Island is charming and this house is a gem. Great location, very clean and cozy. It seemed everyone on the small island knew each other and were so friendly and welcoming. My friends and I had a wonderful mini vacation and would absolutely stay here again.

Great location near Marine Ave on Balboa Island. Woke up every morning and wandered down Marine Avenue to get coffee (Huskins/Market) and all the breakfast items we desired at the Bakery, Crockers, Dads (even though the house had everything we needed). Missed breakfast at Wilmas - but will have to do that next time! Perfect location to take in all the activities the area offered.
After a leisurely morning on the porch, rented e-bikes and biked all over the Island, CDM, and the Penninsula. Enjoyed a Duffy ride and came back to our perfect porch and enjoyed the sunset and people watching. Enjoyed a hike at Crystal Cove and lunch at the Beach Comber. Only comment would be that the interiors of this home are a little dated - but the cleanliness, quality of supplies, and overall feel, view, and experience compensate for that. Even though we had an issue trying to get into the house initially, Jordan, Tammy, and Miriam were on it very quickly and we were in within 5-10 minutes. We thoroughly enjoyed our time at this home, Balboa Island, and the Newport area! Just wish we had more time to eat at all the amazing restaurants and do more activities in the area!

The unit was as expected and comfortable. Everything we needed was available. We certainly appreciated the spices, oils, and incidentals for cooking that were provided. The beds were comfortable (even though I like foam - haha) and the pillow options were adequate. The best part was the location - the access to the walking bath and the town was perfect! just a block away and the little local market was great! Thank the owner for sharing their little space with us - we were there for work but this made it a little vacation!

Everything was just wonderful about the stay. Jordan was right there if ever we needed help with anything.
The only complaint, and this will keep us from renting this property again was the bathroom set up.
No fun having the w/d in the second bath, and the master bath was so cramped it made it difficult to consider having two people using it. Only a single towel bar and no hooks for hanging wet towels, pjs etc.

We had a wonderful time. Love Balboa, and this house was great! The property manager was very responsive and cheerful. Two small suggestions: The tub/shower in the 2nd bathroom would benefit from a grab bar. More shade (e.g., another umbrella) on the patio would be welcome.

We had 7 people sleeping there. A little tight with just 2 bathrooms. The beach in front of the rental was inaccessible at times due to high tide. No sand to sit on. Good part of this rental is there are no boats moored in front, so great for kids with paddle boards.

Our family has rented this property for two weeks since the early 2000s. We keep coming back because we know that Miriam and her team take that extra step to make sure that the stay exceeds expectations. The house is immaculate when we arrive thanks to the great cleaning service that prepares the property for new renters. Miriam and her team are available if any issues arise and she and her team work to resolve issues quickly and at the convenience of the renters. The furnishings are perfect for the beach, with the emphasis on comfort. There is no better location on Balboa Island. The restaurants, shops, and Bal Bars are all an easy walk away as the house is just steps from Marine Ave. The beach in front is one of the few on the island without any boats moored to lines, so swimming is easy. If cooking is part of your agenda on the island, everything you need is in the kitchen. If activity is high on your priority list or if you want to just be and think deep thoughts, this beachfront property is just what you are looking for. We plan to return.

We've been spending a few days in Newport Beach every summer for many years and this was by far one of our favorite properties we've stayed at. The house is well cared for and had plenty of room for our family. The patio and beach were relaxing and provided fun spaces for our kids to play. The location on the island was great and just a short walk to the ferry to the peninsula. In addition, the host was responsive and provided all the necessary information to ensure our stay was seamless and extremely enjoyable. It was an overall wonderful experience and we're already making plans to return in the future.
